Grants of Easement would include (1) a 20' access easement through lands owned by applicants abutting the proposed subdivision to the South. (2) a 50' canal easement and appurtenant irrigation easement which would be necessary to service laterals historically existing on the property. (3) a 9' utility easement on the West side on Hyline Drive extended Southerly. (4) a 15' utility easement abutting the Right of Way on South Taft Hill Road. (5) a 10' utility easement across the North 10' of the property. Access to proposed Lot 3 would be achieved by platted Right of Way (Hyline Drive) through Craw's Resubdivision. Box 138, Drake, CO 80515 Office (970) 203-9653 Location of Proposed Subdivision: 3000 South Taft Hill Rd., Fort Collins, CO 80526 (See Legal Description) Zoning. • LMN -Low Density Mixed Use Neighborhood Page 1 General Description: A tract of land containing 5.01 acres occupying Lot 9 and the South 3 acres of Lot 7, Plat of the Subdivision of apart of the West Half of the Northwest Quarter of Section 27, Township 7 North, Range 69 West of the 6th Principal Meridian, Larimer County, Colorado, less Craw's Resubdivision and that Westerly portion of said Lot 9 acquired in fee as Right of Way by the City of Fort Collins. The site contains the Pleasant Valley and Lake Canal, which runs Southeasterly through the Property. The North sector of this site contains (2) single -story, single-family residential dwelling units, with (2) storage sheds, and a poultry brooding shed. The South sector contains (5) outbuildings used for storage, and a well house. The East sector is currently used as a tree farm.
