From: "Joe Carter" <joe@cityscapeud.com> To: <tshepard@fcgov.com> Date: 05/26/2005 2:19:45 PM Subject: Front Range Baptist Church Ted - Over the last week or so we've been working with both the CoFC Engineering Department and some utility providers on the Front Range Baptist Church site. One of the issue/questions that has come up is the building setback. We believe we've come to an agreement on the ROW location with Katie Moore and established the correct 15' utility easement necessary along arterial roads. The last issue is the setback. The Harmony Corridor allows you as the planner to determine the location of the building setback west of Boardwalk. We are proposing a 20' setback from the future ROW. This will allow for a 15' utility easement, a 5' setback from the UE and enough room to set the building in a suitable location for our needs. Please see the attached drawing. I can try to estimate the distance from the future curb line to the north face of the building if that would help you make a determination. I will be at your office at 4:30 today to meet with Anne. If you have a moment, I would like to talk to you about this at 4:15. I took a look at the setbacks for the building and it looks like we are in great shape for a 120' wide building. We can provide a 20'+ setback from our proposed right of way line so everyone should be happy.
