Members of the City of Fort Collins Planning and Zoning Board,
This letter is issued to help clarify Front Range Baptist Church and
Front Range Baptist Academy's request for modification to the City of Fort
Collins Land Use Code.
Specifically, Section 4.21 pertaining to the Harmony Corridor district.
This area of the code defines the church as a secondary use (restricted to
25% of a development plan) while defining the academy as a primary use
(unrestricted area). We therefore made it a point to clarify the intended uses
for each area of the proposed plan.
The Church & Academy's current building program seeks to add a
multipurpose building in its first phase. The second phase (future) involves
renovating the existing buildings and facilities to incorporate a new
permanent Sanctuary and Education wing.
Working with the Current Planning Department and Ted Shepard in
particular, we have evaluated the plan and specified which areas are
primarily designated for use by the academy or for the church.
The accompanying site plans and diagrams as well as Ted's Report
indicate an approximate 35% "Secondary Usage" for the Total Site.
It is our hope that this 10% overage constitutes a "nominal and
inconsequential" variation to the code and you will see fit to approve our
request for modification. We look forward to your decision and will be
