The project is known as Front Range Baptist Church - Modification of Standard, #2-05. This is a request for a Modification of Standard that caps the amount of land area allowed for secondary uses in the Harmony Corridor Zone District. The Land Use Code limits the amount of land area allocated to secondary uses to no more than 25% of the nine acre site. The church is considered a secondary use while the private school (Front Range Academy) is considered a primary use. Front Range Baptist Church is proposing an expansion that would increase the land area for the church to 35% of the site. Since the proposed expansion exceeds the allowable maximum by 10%, a Modification of Standard is needed. This is a stand-alone Modification request in that the actual proposal for the expansion has not been submitted yet. If granted, the Modification is valid for a period of one year during which a Project Development Plan must be submitted incorporating the Modification. The property is located at 625 East harmony Road and zoned HC, Harmony Corridor District. Both the Planning and Zoning Board and the City Planning Staff consider your interest and input in this matter, as well as your neighbor's input, an extremely important part of the City's review of this proposal. If you are unable to attend the public hearing, but would like to provide input, written comments are welcome. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
