HomeMy WebLinkAboutFRONT RANGE BAPTIST CHURCH - MODIFICATION OF STANDARD - 2-05 - CORRESPONDENCE - MODIFICATION REQUESTMEMORANDUM 01.11.05 4001.00 Front Range Baptist Church Building Program Phase I PUNNING • DESIGN 0 CONSULTING THIS DOCUMENT IS ISSUED TO JUSTIFY FRONT RANGE BATIST CHURCH'S REQUEST FOR MODIFICATION TO STANDARD, REGUARDING DIVISION 4.21 OF THE FORT COLLINS LAND USE CODE. Upon completion of the Conceptual Review Meeting held on November 15, 2004 City Staff made it clear that Division 4.21 of the Fort Collins Land Use Code would be interpreted such that church facilities would be restricted to Twenty Five Percent (25%) of the site which has been owned by Front Range Baptist Church for nearly Twenty Five (25) years. Requiring the submittal of the attached application. The accompanying site plans illustrate the relatively long and narrow nature of our site, as well as our plans to fully utilize that site, in the future, to provide improved facilities to better serve our community. We appeal to Division 2.8.H.3 of the land use code citing the confines of our site and the specific nature of the owner, Front Range Baptist Church. Further, it is our understanding that Division 4.21 has been written primarily to address Development Plans that contain multiple plats and consequently regulates that those plats be kept diverse. By defining our single plat as a Development Plan and regulating the owner's use to 25% of their pre-existing parcel constitutes an undue hardship upon said owner. Finally we would like to point out that the current and proposed facilities are utilized by the church as well as Front Range Baptist Academy. The academy is a (K-12) school, which is defined as a permitted primary use under 4.21. Thank you for your time and attention.
