Northwest Fagade (facing Martinez Park) Southern Fagade (facing cherry Street) 2. The building that I'm proposing is a beautiful brick and stone building. It is intended to help act as a gateway feature into the downtown area. The building is 55' tall to the parapet. At this point, the building steps back substantially and has an upper penthouse area that has a 9' ceiling height. We also propose a pitched roof above this small upper level that does bring the tallest peak of the ridge to 74'. We have produced several visual simulations which illustrate the fact that one would have to be many blocks away for this upper level to even be visible. Therefore the maximum visible portion of the building from the streetscape is effectively 55'. I hope this helps give you a enough information to feel better about my proposed building. I look forward to meeting to discuss this with any of you at the neighborhood meeting on April 18th. Dear Neighbors of Cherry Street, You all received an e-mail last week from our neighbor Chris Maldonado regarding a proposed building I'm developing just west of College on the north side of Cherry Street. In the e-mail Chris sent to you all, she explained a few things about my proposed project, and I just wanted to have the opportunity to clear up a few questions that were raised in that e-mail, and to accept Chris' offer to have me present the designs of the proposed project at your regularly scheduled neighborhood meeting on Monday, April 18th at 7:00 p.m. in the public meeting room at the Lee Martinez Park Farm. Here are a few points of clarification regarding the project: 1. In February 2004, the Citys Advance Planning Department conducted a planning study for the Downtown area called the "Downtown Strategic Plan" (DSP). As part of this DSP process, through multiple focus groups, public open houses, and public hearings, the City Council assigned maximum building heights for each of the blocks within the Downtown zone district. The thought, at the time, was that by assigning a maximum building height to each of these blocks, the issue of appropriate transitions of building heights between Downtown and adjacent neighborhoods would be clamed. The DSP specifies maximum building heights along the south face of Cherry Street as follows: (a) between College Ave. and Mason Street the maximum is 11 5'tall; (b) between Mason Street and Howes Street the maximum is 80 feet tall; and (c) between Howes Street and Meldrum Street, the maximum is 45 feet tall. The attached diagram is from page 47 of the Downtown Strategic Plan. We've superimposed the site onto the diagram so you can see where the site is in relation to the rest of the diagram.
