Business Report are going to come. I also invited David Roy, our Council
member, to come. But Council members don't come to land development
meetings in case they might ever need to vote on the project. If he came to
this meeting, he wouldn't be considered neutral to it and wouldn't be able
to vote on it if it comes before Council.
Anne Aspen, the City Planner in charge of this project, will be there to
help answer questions, as will Clark Mapes from Advanced Planning who can
address questions about City Plan and the Code, etc. Ginny Sawyer from the
Neighborhood Resources Office is going to moderate the meeting for us. We
will begin it as always, and then Ginny will start the discussion. We also
hope to have a map of just who owns all the rest of the land from Mason St
North to College, so we aren't caught off guard anymore.
We are going to take notes of all comments and discussion at the meeting,
and send that to the Administrative Hearubg Officer, but I am asking that as
many of you as possible write down your ideas separately -we'll have paper
and clipboards there for that, or you can send it directly to
aaspen@fc.gov.org For those of us scribing the meeting (and we need 2
helpers! Let me know if you can help!) It will be a LOT to write down ... and
you writing your own thoughts down elsewhere will really help us to be
thorough and listen to the discussion as well. If you have written them
down already when you are speaking at the meeting, let us know and we'll
take a break!
I know many of you are tired from working on the Wood St. Apts, Block 33 and
Mason St. North. Cherry St. Station was thinking about breaking ground this
summer, so I think our influence might be limited to this meeting.
Wow, last time I was this is involved with a neighborhood development issue
was the Trillium project, which became RiverRock CH and the adjacent
homes..it is a LOT easier with everyone on email!
We are a strong and influential neighborhood and I am hoping this
development can become something that works for all of us.
Feel free to come early and help us set up chairs!
Below are the ideas for how to make comments make a difference. I'm going
outside to enjoy the spring!
Chris Maldonado
These do not all apply, but they give you an idea of the kinds of things the
Administrative Hearing Officer will be looking at:
Transportation impacts
Stormwater runnoff concerns
Water and sewer capacity
Privacy considerations
Historic qualities
Aquatic and wetland resources and impacts on them
Floodplain and floodway status

Subject: Finalizing of Monday meeting about Cherry Street Station
Hi,
For those of you needing a quick read, here's what's in this letter:
Ideas on how to influence this project
3 City Staff: Current Planning, Advanced Planning and the Neighborhood
Resources Office will be there to help us
' New Mayor, Doug Hutchinson and Tom Hacker from N. Colorado Business
Report will be there
Please write down your comments!
I just wanted to let you know the final details about the meeting on Monday
with Mikal Torgerson. The Cherry St. traffic discussion will only be held if
there is time after the Cherry St. Station meeting, for those who want to
stay. Cherry St. traffic is going to be increased by all this development,
and there are rumors that City is thinking of raising the speed limit again
to 30 mph on Cherry.
For those of us who want to see this building become more compatible with
our neighborhood, we have several ways of influencing this. One is to let
Mikal know that we don't support this and show him that a building that is
more compatible would work better for all involved. Another way is to make
sure as many comments as possible about it go to the Administrative Hearing
Officer who will be the one who decides whether this project is a go or not.
I am including at the bottom of this, some suggestions from the NRO about
making comments that make a difference. So, even if you can't come to the
meeting, please think about writing a quick email to the Administrative
Hearing Officer c/o aaspen@fcgov.org Anything in writing will be included
in the decision making process.
It also might be helpful to talk about what would work there. To just say
it's too tall -he could lower it from 74 to 70', which is not what most of
us are thinking. For reference, the turret at Experience Plus is roughly 37
'. And the project in the Mason St. N. project, just to the west of this
proposed project, 2/3 of the buildings will be 26' and 1/3 will be 39' and
those will be set in the middle of the 26' buildings so they are not so
obtrusive. In Block 33, just to the SW of this, most of the buildings will
be 20' and the largest is 54'. The buildings on the adjoining 3 corners of
Chevy and College are all one story.
I invited a few people so they could see our side of the development story
and what we want for our neighborhood. So,
Doug Hutchinson, our new mayor, and Tom Hacker from the North Colorado
