the floor plans given for the apartments were rudimentary. As you know, the
plans call for a mezzanine level within the apartments. I was not able to
determine the extent to which each story is broken up into two living levels
(or "floors" for the purposes of this discussion) from the submitted plans.
I would like to know whether each story is broken up into two floors (a
primary floor and a mezzanine floor). This would seem to be the simplest
way to come up with the approximately —75 foot height for a three story
structure. I'm sure you are aware that section 3.8.17(A)(2)(a) of the LUC
allows mezzanine floors only if the total square footage of the mezzanine is
1/3 or less than that of the floor below. According to my (admittedly
brief) examination of the proposal, there is no way to verify that this
stipulation of the LUC is being met with the plans submitted. So, can you
find out and let me know how many living "floors" (excluding the parking
areas, of course) are planned for this three story structure?

Pat,
To answer your questions:
1. As submitted, the proposed total height of the building is "72' 4 7/16" " from ground to top of highest
roof.
I have heard from Troy at MTA that they plan to resubmit a shorter building. I do not know what height
they propose and I have not received a resubmittal yet. You may want to contact them directly for that
information.
2. In the comments for their first submittal, I commented that I needed floor plans in their resubmittal for
the very reason you refer to. I do not know whether they meet the mezzanine standards because I did not
have a chance to review that information. They will have to submit the floor plans with the resubmittal and
I will review them to ensure that they meet the mezzanine standards then. I am also a bit confused about
where there are mezzanines since I have no floor plans. My understanding is that in the original submittal
there are mezzanines on the first two floors, and a non-standard "mezzanine" above the third floor (within
the roof structure) that would not look over the living space, but would have access to outdoor space
above the living space. Clearly this is not compliant with 3.8.17, another reason I requested floor plans
with the resubmittal. With that said, I believe there was correspondence between MTA and Cameron
regarding the heights and mezzanines. I have not been able to review those letters yet.

It was a pleasure speaking with you last week. I am in the process of
finalizing a letter to Cameron Gloss exploring the issue of defining maximum
height by stories rather than feet in various zoned districts in Fort
Collins (as we discussed). I presently have two questions for you that will
help me complete that letter:
1. What is the height of the Cherry St. Station project as proposed? I
recall Mikal Torgerson giving a range of values at the neighborhood meeting.
I am interested in the total height of the structure, from ground to the top
of the penthouse. The height to the cornice is not relevant to the
calculation of building height.
2. While reviewing the plans for Cherry St. Station, it appeared to me that
