The property is 1 block away from the Downtown Transit Center (DTC). There are
sidewalks on all streets between the development and the DTC. There's a new crosswalk
with a signal at College and Cherry, and also at College and Maple. There is an existing
bike lane on Cherry Street. The site is less than 100 feet away from a the Cherry Street
access trail to the Poudre River Trail.

Based on the above, the TIS can be waived. However, please contact
David Averil regarding and alternative mode information he may require.
Also, the curb cut on Cherry may be problematic (Taco John's curb cut
certainly is a problem) It may have limited movement.
