Dear Resident/Property Owner
On Thursday, January 20, 2005, at 6:00 p.m., at the City Hall, 300 LaPorte Avenue, Fort Collins, CO.,
80521, the City of Fort Collins Planning and Zoning Board will conduct a public hearing to consider a
potential development proposal in your neighborhood. The project is known as Stoner/East
Harmony Road Property — Modification of Standard, #45-04.
This is a request for a Modification of Standard to the Land Use Code Section 4.21(D)(2), Secondary
Uses, which requires that no more than 25% of the land area within this sub -area of the Harmony
Corridor be devoted to secondary uses. The applicant is requesting 100% of the 4.68 acres be
allowed to develop as secondary uses. The site is located on the north side of East Harmony Road,
directly in front of the Harmony Road Mobile Home Park. The parcel is located between The Summit
Lifestyle Center and Timberline Village.
Both the Planning and Zoning Board and the City Planning Staff consider your interest and input in
this matter, as well as your neighbor's input, an extremely important part of the City's review of this
proposal. If you are unable to attend the public hearing, but would like to provide input, written
comments are welcome.
The list of affected property owners for this public meeting is derived from official records of the
Larimer County Assessor. Because of the lag time between occupancy and record keeping, or
because of rental situations, a few affected property owners may have been missed. Please feel free
to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
