What will be done to protect the detention area south of the ditch, and the trail construction? 3. It is unclear what areas are to be seeded and mulched by looking at the erosion control plan. The minimum width shall be 20 feet. 2. Inside turning radius shall be 25 feet and outside turning radius shall be 50 feet. 3. Compacted road base shall be used during the construction phase only. A bond or Letter of Credit will be required to cover the cost of the City removing it in the future should this development not maintain it properly. Number: 40 Created: 1 /10/2005 [5/17/05] The Adrian development has stalled and it does not appear that the Vine Drive design will be completed in time to approve the Bellwether plans. Bellwether will now have to provide the Vine Drive design and improve the road as stated below from the west edge of Briarwood to Taft Hill. [3/1/05] Final Compliance (Keeping this in until.the Development Agreement is finalized). [1/10/05] This development is responsible for improving Vine Drive to Taft Hill with a minimum of 36' of asphalt and striping in bike lanes. This design is currently being done by the Adrian PDP. Those mylars need to be approved and signed before this development's mylars can be approved and signed off on. If, for whatever reason, the Adrian design is not completed, than this development will need to submit utility plans with said improvements. In addition, these improvements must be constructed with whichever development goes first. No building permits can be issued until the Vine improvements are complete. The bridge itself is prefabbed so you just need to call out the type, span, structural loading, coatings, etc and provide a typical cut sheet in the detail sheets. The emergency road still doesn't meet PFA's minimum requirements. Not enough information is provided..need typ section, construction materials, curve table, flowlines, etc. *Need to look at that sag curve and make sure PFA's truck won't drag either end of the truck driving through it. Also, the site plan shows flexible bollards at the north end of the drive. Will need an approved detail from PFA to include in the detail sheets. Please show on the utility plans and reference the detail/sheet. [3/2/05] Final Compliance. Road needs to meet PFA's minimum requirements including the 25' inside and 50' outside turning radii. Concerned with the tight jog in the road closer to Cherry - can PFA's trucks fit through here? You may want to visit with JR Wilson in Tech Services before your next submittal to discuss whether or not your plans will scan or not. The grey scale on some sheets probably will not scan and will need to be corrected. Just to warn you that even if the mylars are signed off and they don't scan in properly, Tech Services will not accept them. New mylars will need to be provided that meet their needs and they will need to be rerouted for signatures. Please meet with them early to avoid this delay. Thanks!!
