Dear Resident:
On Wednesday, April 6, 2005, at 6:00 p.m., in City Council Chambers, 300
LaPorte Avenue, Fort Collins, Colorado, the City of Fort Collins Hearing Officer
will conduct a public administrative hearing to consider a land development
proposal in your neighborhood. The project is referred to as Bellwether Farm
Project Development Plan, #46-04.
This is a request for 44 single family detached dwelling units on 14.3 acres. The
site is located west of Taft Hill Road and south of West Vine Drive. Primary
access is gained via North Briarwood Road. The New Mercer Ditch bisects the
property. The area southeast of the ditch, approximately five acres, will remain
open for stormwater drainage facilities and a bicycle/pedestrian trail. This trail
will connect Cherry Street to Taft Hill Road.
A secondary emergency access drive will be provided from the present terminus
of Cherry Street. This access drive will be restricted to bicycle, pedestrian and
emergency access only. It will not be a public street nor open to everyday
vehicular traffic. The parcel is zoned L-M-N, Low Density Mixed -Use
Neighborhood.
This property is being developed by Mr. Les Kaplan who has indicated that he is
available to answer any questions or concerns about this project prior to the
hearing. His phone number is 226-6819.
Both the Hearing Officer and the City Planning Staff consider your input on this
matter, as well as your neighbor's input, an important element in the City's review
of this proposal. If you are unable to attend the public hearing, written comments
are welcome.
