WHITCOMB CARRIAGE HOUSE - PDP - 6-05 - SUBMITTAL DOCUMENTS - ROUND 1 - PLANNING OBJECTIVESStatement of planning objectives for 313 South Whitcomb carriage house Renovation : Our plan is to renovate the carriage house at the alley so as to provide additional living space. The forseen uses include a home office, though not for a home based business, room for exercise equipment, hobby room, and the like. Though there will be no bedroom, it may house occasional overnight guests on a sleeper sofa, futon or murphy bed. A'/4 or half bath will be added, but no cooking facilities. The plan is to retain the historic charm of the structure, renovating the carriage house doors, hay door above and the like. There's a chance we will apply for historic designation for the structure. For interior trim, we plan on recycling some of the rough sawn pine that lines the interior walls for baseboard, stairs, etc. The structure will be well insulated, and with additional glazing on the south side providing solar gain during the winter. In terms of landscaping, the large wolf oak will provide much summer shade and will be retained. The stone slabs surrounding the south and east sides of the structure will be levelved and retained. All other surfaces are covered by a grass lawn, which will be retained.
