Colorado, more particularly described by metes and bounds as follows: '
COMMENCING at the Northeast Corner of Tract A of the Fort Collins Senior Center P.U.D. and
assuming the East line of said Tract A to bear South 00°02'57" East, a grid bearing of the Colorado
State Plane Coordinate System, North Zone, North American Datum 1983/92, a distance of 286.74
feet with all other bearings herein relative thereto;
