Response: Existing gas main is located within the right-of-way dedication along Shields Street. Xcel is okay with proposed 12' easement. Number: 7 Created: 3/18/2005 [3/18/05] Banks are required to have walk-up ATM facilities if they provide drive through ATM facilities. I do not see any indication on your plans for where the walk-up ATM will be located. It must be accessible 24 hours, so it can be in a building foyer or near the drive up ATM for example. If it is located near the drive up ATM, a connecting walkway and safe area for the pedestrian are required. Response: There are plans for a walk-up ATM within the main entrance lobby of the building. Department: Engineering Issue Contact: Katie Moore Topic: General Number: 15 Created: 3/23/2005 [3/23/05] As previously discussed with the engineering consultant for the project, the variance request to not dedicate ROW for a right turn lane on Shields most likely is unnecessary. Please show the dimension from the existing Shields Street centerline to the proposed edge of ROW on Shields, and this can be resolved. Response: Existing Shields Street centerline is shown on plans and right-of-way widths labeled. Variances have been removed from General Notes sheet. Number: 16 Created: 3/23/2005 [3/23/05] When the utilities were routed to determine whether a 5' utility easement on Shields would be sufficient, two utilities had problems or concerns with that: Comcast said that a 15' utility easement along Shields would be required. XCEL's comment is as follows: We currently have a 4" PED stubbed into this 15' UE for approximately 50' from Raintree Drive. If you change this easement to 5' the customer would be required to make sure this stub lays within this 5' UE. Any relocation would be at customer's expense. The new (proposed) gas meter would need to be placed at south end of project. It would be very difficult to extend 4" PED in the proposed 5' UE. - Len Hildebrand. P'c-s..:,c-,se Both Comcast and Xcel are okay with the proposed 12' easement. Number: 17 Created: 3/23/2005 [3/23/05] It appears that a number of offsite easements will be needed to construct this project as shown. Because a number of those easements require City Council approval, this project will be approved with conditions, and prior to hearing, a letter from Real Estate Services will be needed stating that the City is amenable to granting the easements needed for this project. Response. Offsite easements have been forwarded to Kathy Valdes at City of Fort Collins Real Estate Services. Please see redlines for details. Refer to LUC 3.2.4 for more detail also. Response: Site lighting has been revised to more closely meet LUC 3.2.4. Wall sconces have been added to the perimeter of the building and canopy lighting has been decreased. Number: 31 Created: 3/30/2005 [3/30/05] As we discussed on the phone, your site and landscape plans need to be cleaned up. There is a fair amount of overlapping lines and generally more information than we need on them. I've made some suggestions on the redlines and over the phone. Let me know if you have further questions. Response. The site and landscape plan drawings have been cleaned up per suggestions. Number: 32 Created: 3/30/2005 [3/30/05] As discussed on the phone, we will get together on March 31 to explore the possibility of a safe walkway between the Senior Center and the bank. Response: Since we are keeping the existing evergreens along the western border, the placement of a walkway to connect the Bank and the Senior Center between the existing evergreen trees felt unsafe and difficult to construct. Topic: Utilities Number: 3 Created: 3/18/2005 [3/18/05] 1 received a letter from the City's Recreation Administrator regarding the shared parking. At this time it appears that the concept is well received by the Senior Center. They will review the plans again at the final plan site and there will need to be an appropriate signature block for the City on the final plans. Response.
