SHIELDS ST., HOME STATE BANK - PDP - 8-05 - SUBMITTAL DOCUMENTS - ROUND 1 - LEGAL DESCRIPTIONA portion of Tract F of Raintree, a Planned Unit Development and a parcel of land conveyed and described in a deed recorded March 31, 2000 as Reception No. 2000020903 of the Records of Larimer County, located in the Southeast Quarter (SE1/4) of Section Twenty-two (22), Township Seven North (T.7N.), Range Sixty- nine West (R.69W.), Sixth Principal Meridian (6t' P.M.), City of Fort Collins, County of Larimer, State of Colorado, more particularly described by metes and bounds as follows: COMMENCING at the Southeast Corner of said Section 22 and assuming the East line of the SETA of said Section 22 to bear North 00°02'57" West, a grid bearing of the Colorado State Plane Coordinate System, North Zone, North American Datum 1983/92, a distance of 2649.35 feet with all other bearings herein relative thereto; THENCE North 00°02'57" West along the East line of the SE1/4 of said Section 22 a distance of 1244.94 feet (record distance 1244.72 feet); THENCE South 89*46' 11" West a distance of 50.00 feet to the Westerly Right of Way (ROW) line of Shields Street as dedicated in Book 1686, Page 540 of the Records of Larimer County and the POINT OF BEGINNING; THENCE South 89'46' 11" West along the South line of Tract F of the Raintree PUD recorded May 29, 1981 as Reception No. 413446 of the Records of Larimer County, a distance of 193.12 feet to the East line of Tract "A" of the Fort Collins Senior Center P.U.D. as recorded September 15, 1993 as Reception No. 93067048 of the Records of Larimer County; THENCE South 00°02'57" East along the East line of said Tract "A" a distance of 204.06 feet to the Northerly ROW line of Raintree Drive as dedicated April 2, 1985 as Reception No. 85015147 of the Records of Larimer County and to the beginning point of a Curve to the East; THENCE along the said Northerly ROW line of Raintree Drive and along the arc of a Curve concave to the South a distance of 15.52 feet, said curve has a Radius of 274.00 feet, a Delta of 03°14'42", and is subtended by a Chord bearing North 88°19'42" East a distance of 15.52 feet to a Point of Tangency; THENCE North 89057'03" East continuing along the said Northerly ROW line of Raintree Drive a distance of 177.61 feet to the Westerly ROW line of Shields Street as shown on the plat of Raintree, a Planned Unit Development recorded May 29, 1981 as Reception No. 413446 of the Records of Larimer County; THENCE North 00002'57" West along said Westerly ROW line of Shields Street a distance of 7.18 feet to the South line of that parcel of land as described in a Warranty Deed recorded March 31, 2000 as Reception No. 2000020903 of the Records of Larimer County THENCE North 89046' 11" East along the South line of said parcel of land a distance of 20.00 feet to the Westerly ROW line of Shields Street, said line being parallel with and 30.00 feet Westerly of, as measured at a right angle to the East line of the SE1/4 of said Section 22; THENCE North 00002'57" West along said Westerly ROW line of said Shields Street a distance of 57.04 feet to the Southeast comer of said parcel of land dedicated as Shields Street ROW in Book 1686, Page 540; THENCE North 18029'57" West along the Southwesterly ROW line of said Shields Street as dedicated in Book 1686, Page 540 a distance of 63.20 feet; THENCE North 00002'57" West along the Westerly ROW line of said Shields Street as dedicated in Book 1686, Page 540 (said ROW line being parallel with and 50.00 feet Westerly of, as measured at a right angle to the East line of the SE1/4 of said Section 22), a distance of 80.00 feet to the South line of said Tract F and the POINT OF BEGINNING. Said parcel of land contains 41,125 sq. ft. or 0.944 acre, more or less (±), and is subject to any rights -of -way or other easements of record or as now existing on said described parcel of land.
