Current Planning front desk. You should submit 3 copies of the plat on mylar. The
owner's block certification and notary should be completed on each in. black ink
before submitting to the city. Once the mylars are submitted and the development
agreement is complete and signed, the City will obtain the remaining required
signatures and record the plat with the City and the County.

[2/14/05] WATER SUPPLY: Residential (Within GMA)
No Residential building can be greater then 400 feet from a fire hydrant.
Fire hydrants are required with a maximum spacing of 800 feet along an approved
roadway. Each hydrant must be capable of delivering 1000 gallons of water per
minute at a residual pressure of 20 psi. 1997 UFC 901.2.2.2

A dead-end street cannot exceed six -hundred -sixty (660) feet in length. The turn-
around at the end of the street must have an outside turning radius of fifty (50) feet
or more, and an inside turning radius of twenty-five (25) feet. Short fire lanes are
permitted to facilitate a second point of access when a street is greater then 660
feet. All structures beyond the 660 feet limit must be fire sprinklered if a second point

[2/14/05] REQUIRED ACCESS:
A fire department access road shall be provided and maintained unobstructed. 1997
UFC 901.2.2.1; 901.3; 901.4.2; 902.2.1
The criteria for a required fire lane contain several conditions that must be met.
1. The minimum width shall be 20 feet.
2. Inside turning radius shall be 25 feet and outside turning radius shall be 50 feet.
3. Compacted road base shall be used during the construction phase only. The
permanent fire lane shall consist of asphalt or concrete and shall be required to
support 40 tons
4. The fire lane shall be platted as an "Emergency Access Easement" on the final
plat.

[2/14/05] PREMISES IDENTIFICATION: Approved numerals or addresses shall be
provided for all new and existing building in such a position as to be plainly visible
and legible from the street or road fronting the property. 1997 UFC 901.4.4
A. In Multi -story buildings the following requirements shall pertain.
1. The first floor units shall be designated with 100's.
2. The second floor units with 200's
3. The third floor units with 300's, and so forth.
B. All brass letters and numerals shall be posted on a black background.
C. Some multi -family layouts may require address postings from the back side as
well as the front of the buildings.
D. A clockwise addressing pattern shall be maintained when ever possible.
E. An addressing scheme shall be submitted to the fire department for approval prior
to being posted on the building.

[1/21/05] A Development Agreement will be required with this replat. The DA will
address such issues as: repays due for work already completed on Taft Hill,
improvements triggered by development of these lots, and access issues onto Taft
Hill, among other topics.

[5/10/05] 1 apologize if there was confusion about what to do with the offsite access
easement. It should not have been recorded at the county yet, since it was not
formally accepted by the City yet. The City has now officially accepted it (appropriate
signatures have been obtained), and it will now have to be re -recorded with the
County. Please submit a check to Engineering for $21 for recording fees to do so
(made out to the Larimer County Clerk and Recorder).
[3/16/05] Since this offsite easement will be a public easement, please complete the
standard deed of dedication, and include a legal description and sketch of the
easement location. (as previously discussed)
[1/21/05] The granting of the access easement cannot be done via this plat since
the easement is not within the confines of this plat. Please determine to whom it
should be dedicated, complete the easement via separate document, and provide a
copy for City files.
