Department: Stormwater Utility Issue Contact: Basil Harridan Topic: Off -site easements Number: 37 Created: 3/29/2005 [3/29/05] The construction of ST-1 will involve acquiring an off -site easement from the owners of Tract A of Oakridge, if the area within Tract A where the work is proposed is already a drainage easement, then approval from the owner of that property should be secured. A drainage easement has been worked out with Everitt Companies to allow for the construction of the off -site storm sewer. A reception # is not available at this time, but the easement has been shown on our Plat and throughout the plan set. Safety, health, and welfare of the public needs to be addressed as well, and the request needs to be stamped. It might be helpful to review LCUASS 1.9.4 for the items needed in a variance request. It is the City's intent to grant the variance once the revised request is received. So noted. Reference revised variance request. Topic: Grading Number: 13 Created: 3/18/2005 [3/18/05] The grades in the ROW and across the sidewalk appear to be too steep to meet ADA for the sidewalk (2% cross -slope) and the slope requirements for 2' each side of walk (2%). The maximum slope in the ROW is 4:1. Anything above that would require a retaining wall, which would require an engineering variance, which would not be looked upon favorably. 2' each side of walk has been re -graded to 2%. Also, the new street trees should be located in the ultimate parkway, approximately 5' from the edge of the walk when it is placed against the ROW. ITEM: 131-Bed Nursing Home at 4824 South Lemay Avenue (Rule Property — northeast corner of Lemay Avenue and Rule Drive) COMMENTS: Department: Engineering Issue Contact: Katie Moore Topic: Drainage Number: 12 Created: 3/18/2005 [3/18/05] Approximately 25% of the site is shown to drain to the driveway to Rule and over the public sidewalk onto the street. This is not allowed. The water must be diverted, perhaps to an under -walk drain, so that it does not cross the walk. Does this water need to be treated? A 10' grated inlet, trickle pan and Di sidewalk culvert were added to the southeast corner of the site to direct runoff to Rule Drive and not cross over the sidewalk. The undetained area was included in calculations for the Water Quality Control Volume in Detention Pond 3. This way, we are treating a greater volume in Pond 3 to account for the undetained/untreated runoff that is being released directly to Rule Drive.
