Dear Resident:
On Monday, February 28, 2005, from 7:00 to 9:00 p.m., at the Evangelical
Covenant Church, 4825 South Lemay Avenue, the City of Fort Collins Current
Planning Department will conduct a neighborhood information meeting to discuss
a development proposal in your neighborhood. The project is referred to as
Columbine Health Services — Nursing Home Facility.
This is a request for a 120-bed nursing home to be located on the site of the Rule
Farm at 4824 South Lemay Avenue. This property is at the northeast corner of
South Lemay Avenue and Rule Drive.
As proposed, the existing house, barn and other out -buildings would be removed.
The new building would be two -stories in height and contain approximately
88,000 square feet. There would be approximately 60 parking spaces.
As part of the facility, there would be a separate, secured wing for clients with
Alzheimer's Disease.
The applicant, Columbine Health Services, and the Current Planning
Department, consider your input on this matter, as well as your neighbor's input,
an important element in the City's review of this proposal. If you are unable to
attend the public hearing, written comments are welcome.
The list of affected property owners for this public meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between
occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Please feel free to notify your
neighbors of the pending meeting so all neighbors have the opportunity to attend.
