The project is known as Raven View, Project Development Plan and concurrent Modification of Standards, Type I, File #12-05 and 12-05A. This is a request to develop 51 single family units (33 attached, 18 detached) on 8.15 acres located at the southeast corner of S. Taft Road and West Mulberry Street. The property is zoned LMN — Low Density Mixed -Use Neighborhood. The concurrent request for modification pertains to the project's inability to meet certain pedestrian level -of -service requirements because of existing development surrounding the property. If you have any interest or concern about this proposed project, you are encouraged to attend this public hearing. At the hearing, you will have the opportunity to hear from the City staff and the project applicant about the details of the project. You will also be given the opportunity to state your views about the project. The affected property owners list for this public hearing is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
