September 15, 2005 Ms. Anne Aspen City of Fort Collins Current Planning Department 281 North College Avenue Fort Collins, Colorado 80524 RE: Raven View POP Lot Numbers on Re -submitted Documents Anne, As you are probably aware, we re -submitted Raven View yesterday morning. The purpose of this letter is to offer clarification/explanation for an item that may not appear consistent throughout the document set. The item is the numbering/designation of one particular parcel along the southern row of single-family lots. The referenced parcel is located at the southwestern comer of the site immediately east of the right-of-way dedicated for the southern street stub. This parcel was designated as "Lot 34" during final coordination amongst the Consultant Team prior to printing submittal documents. As such, the Site Plan and Landscape Plan have it noted as Lot 34. However, upon final review of the plat itself before sending our plans to the printers, we realized that this was an un-buildable lot. Therefore, we changed this parcel to a tract (Tract F) to be owned and maintained by the Home Owners Association. While this item may result in minor discrepancies between the submittal documents, it does not after the intent of the project plan itself. Thus, I do not think it should preclude the scheduling of a public hearing. If you feel the Director would prefer updated drawings prior to hearing, we are willing to provide them, but we do not think it should warrant another formal submittal or round of review. Instead of 19 single-family residential lots, the proposed plat (plan) only has 18 single- family lots. The total number of attached residential lots is the same on all submittal documents (33 units not counting garages). The only difference is the actual lot numbering due to the conversion of the single-family detached lot formally designated as Lot 34 to Tract F. As stated in yesterday's response letter, the Applicant and the Consultant Team have an intense desire for this submittal to be recommended for hearing. Should this issue - or any other arising during the review process - cause concern to Staff, we kindly request that you contact us rather than utilizing written comments and entire review cycles as the only form of correspondence. We do not expect any leniency with respect to satisfying the appropriate standards and criteria; however, we feel this plan satisfies the necessary "preliminary" requirements for public hearing, and that the other details can be worked out during Final Compliance.
