have questions of each other. I hate to schedule numerous meetings with
multiple attendees; however, do you think it's advisable to get all of the
interested parties around the same table?
In my discussions with Susan, issues have arisen which have required Susan
to consult with Sheri for answers. Likewise, Susan has posed inquiries to
me which may be better answered by the Applicant or the Applicant's Planner.
It might be that the most productive and direct way to keep this project
moving forward is to gather all of these individuals to reach a consensus on
the horizontal Site Plan layout.
I know Susan is quite busy until Wednesday, but perhaps sometime this
Thursday or Friday would be appropriate? Thanks again for your ongoing
cooperation and assistance.

Anne and Nick,
I literally caught Sheri in the hall between meetings, so I have the answer you were waiting on
The tract on the east side of the property needs to be dedicated as a public access easement so that in
the event a street connection needs to be made, the city has the ability to do so.
There were no dimensions on the layout submitted to me so I can not really give you any specific
comments. No existing features were shown and it doesn't appear that you are meeting your pedestrian
level of service requirements. You will need to see Dave Averill in Transportation planning as soon as
possible.
You need to meet with PFA for their comments.
It looks like you need to put a curve in the street connection to Mulberry to make the overall design work.
Please see chapter 7 and 8 for minimum radii, curve lengths, and tangent lengths. This project will be
responsible for 500' of offsite preliminary design for all street stubs.
Also, garages can not comprise more than 50% of the lot frontage. Please keep this in mind as you lay
out the product and the lots. No driveways were shown on the layout so I really can't comment more than
that.
Are the MF 3 stories? If so, the EA drive needs to be 30' all the way around.
You will need ramps at Taft and at T intersections.
Driveways needs to intersect perpendicular to the street, plus or minus 10 degrees, for a minimum of 25'.
In order to schedule a utility coordination, you will need to submit utility plans one week prior to all of the
utility companies so that they have time to review the plans before the meeting. I will give you a list of
contacts when you are ready to schedule.
Again, these comments are not all inclusive and more detailed comments will follow when more details
are given.

Thank you for taking the time to meet with us a few weeks ago to look at the
revised Site Plan for the Raven View in -fill project. Unfortunately, we
were not able to get any comments or feedback from Engineering or other
pertinent parties at that time.
