As Requested, I have reviewed the conceptual review comments on Ravenwood from
May 10, 2004 and offer the following response to the comments.
Zoning
1. Type I Review — Agreed
2. Density — 54 units on 8.2 acres
3. Residential Uses — 18 single Family Homes (Detached)
36 Single Family Homes (Attached)
4. Landscape — The submittal meets the requirements of 3.2.1 of the Land Use Code
5. Building Height — The submittal meets the height requirement of 2 '/2 stories
6. Lighting Plan — The submittal contains a lighting plan
7. Setbacks — The submittal meets the minimum setback requirements in the LMN
zone
Light & Power
3. Location of boxes and service lines — The submittal shows all boxes, meter
locations and service lines
Poudre Fire Authority
1. Fire Hydrant Locations — The submittal meets PFA standards for hydrant and
emergency access location
2. Addresses — Street Addresses on buildings will meet minimum PFA standards
3. Sprinklers — The units will not be sprinklered
