HomeMy WebLinkAboutRAVEN VIEW - PDP - 12-05 - SUBMITTAL DOCUMENTS - ROUND 1 - PLANNING OBJECTIVESThe proposed Raven View Development off of Taft Hill Road near the City Park Nine Golf Course consists of thirty six single-family units attached dwelling units, twelve single-family detach units on small lots and six single-family units on standard lots. There will be a total of fifty four garage parking spaces and twenty five parking spaces. The acres off of Taft Hill Road will be on a local street named Corvid Court. An emergency access drive will connect Corvid Court to West Mulberry Street. The property in question is in the Low Density Mixed Use Neighborhood District (L -M-N). The site of Raven View consists of 8.15 acres, with 17.74%. being set aside for open space and landscaped area. The streets, utilities, landscaping, setbacks, and sidewalks will all meet City of Fort Collins design standards and criteria. The L-M-N zone purpose is to provide a variety of housing choices that invite walking to gathering places, and are designed to be fully integrated in to the larger community by a pattern of streets and parks. To paraphrase, the L-M-N zone new developments should form part of an individual neighborhood. To this end, the Raven View Development will connect with South Taft Hill Road with a sidewalk, which connects with the broader sidewalk systems in the area of Taft Hill Road and West Mulberry Street. One is able to walk to City Park, City Park Nine Golf Course, Moore Elementary School, and Poudre High School in a matter of minutes. In addition, the sidewalk system connects with the neighborhood shopping area of West Elizabeth and Taft Hill Road meeting the objectives of the L- M-N zone. The Raven View Development is a classic, well designed, in -fill project in an area of Fort Collins that has very little vacant land left. The design is complimentary to the existing developments surrounding this property. The surrounding development is a mixture of owner -occupied single family homes and rentals. The Raven View project will add to the character of this neighborhood by adding owner occupied units into the housing mix. The detached single family home component borders on the single family development along Crestmoore Place. N In summary, Raven View represents a culmination of Fort Collins plans and zoning, which encourage well designed neighborhood in -fill projects. The developers have recently built a similar project called Pinnacle on East Prospect Road near Lesher Junior High School. They have taken many of the successful design features from that development, such as front porches and added them to this project.
