Sunrise Ridge 2nd Filing
After reviewing the comments provided by the city of Fort Collins, dated December 26, 2006, One Earth Solutions
offers the following responses and changes to the site and landscape plans:
Department: Current Planning
5. Along Strauss Cabin Road the rear property lines abut the back of walk so there is no area to be treated. Perimeter
fencing is not anticipated and therefore not shown on these plans at this time but if installed, would be adjacent to the
sidewalk. Notes have been added concerning the maintenance responsibility of the adjacent homeowners for the
sidewalk and the tree lawn,
6. No perimeter fencing is anticipated at this but eight Ponderosa Pines have been added along the rear lot lines
abutting the south boundary. The neighboring property also has a row of evergreen trees along their north property
line.
7. Building footprints and building envelopes are shown labeled and dimensioned (typically). A variance regarding
the front building setback line is being drafted by Northern Engineering Services. A typical schematic is not being
shown for that reason. Each lot has a unique situation that is to be addressed accordingly.
Department: Forestry
Several messages have been left for the Forestry Department and Tim Buchanan by me, the property owner and Mark
Oberschmidt (NES project engineer) and there has been no response. Mr. Buchanan was scheduled to visit the site
with the owner and the end of January. Due to the weather, it is uncertain whether Mr. Buchanan was able to assess the
site at that time.
Department: Natural Resources
1. Please see above comment regarding the coordination issue with Tim Buchanan and the Forestry Department,
2. There are many small trees on site including some dwarfed Crab Apples, Elms, Cottonwoods and one
multistemmed Maple. None of these trees are of significance but an assessment by the Forestry Department shall be
conducted. These trees are not shown on the plans because it makes the plans difficult to read and are not warranted
since the trees are not of great significance unless the assessment proves otherwise.
3. A grass seed mix has been added to the landscape plan with rate of application. Please review and comment on the
mix provided.
