Collins, CO 80522-0580 Re: Sunrise Ridge Second Filing Dear Mr. Shepard; This letter serves as a formal variance request for Sunrise Ridge Second Filing. The variance request is from the City standard for Urban Estates lots that the lot frontage at the setback line be 100-feet minimum. There are seven lots within this subdivision to be constructed around the proposed cul-de-sac. Three (3) of the lots (1, 4, 7) have adequate frontages and also adequate building envelopes. The remaining 4 lots (2-3 and 5-6) were severely restricted by this requirement in terms of the size of the building envelope and the required length of driveway to reach the house at the setback lines. Refer to the attached exhibit for additional detail regarding the setbacks and lot frontages at the setback line. Therefore, on behalf of our client, we are requesting that the City grant a variance from the 100- ft width requirement and reduce the required width to 75-feet for Lots 2-3 and 5-6.
