HomeMy WebLinkAboutSUNRISE RIDGE, 2ND FILING - PDP - 13-05D - SUBMITTAL DOCUMENTS - ROUND 2 - REVISIONS• We have updated the line work to show the work associated with the Sunrise Ridge First Filing shaded back to differentiate the work proposed with Filing 2. Light and Power • Sewer and water services have been relocated as best as possible to provide locations for electric services to the 7 lots. Transportation Planning • Sidewalk dimensions are shown on the plans. • A sidewalk is shown on Strauss Cabin Road as requested. Stormwater — Water — Wastewater • A tract is now defined around the storm sewer between lots 1 and 2. • The grading of the site has been revised to convey as much of the site to the pond as possible per out meeting with Stormwater on December 22, 2006. A culvert and swale are provided along the south property line to convey stormwater from the bulk of lots 4-5 and part of lot 6 to the pond. This basin is designated as basin 4. Basin 5 consists of the rest of lot 6 and lot 7. Basin 5 free releases to Strauss Cabin Road. A sixth basin has been defined (Basin 6) along the south property line which consists of the area between the berm and the property line. Basin 6 will free release to the south... • The drainage report has been updated. Post Office • A post office pad has been provided between lots 6 and 7. A separate response letter was sent to Terry Farrill at the Fort Collins Loveland Water District/ South Fort Collins Sanitation District. I believe this address all the comments received from the City and look forward to obtaining final approval in the near future. If there are any further comments or questions please do not hesitate to contact me Sincerely, Northern Engineering Services Mark Oberschmidt, PE CC Kelly Smith • A note has been added to Sheet R1 indicating that the owners of lots 6-7 are responsible for maintenance of the area outside the perimeter fence, including irrigation and mowing of the parkway and establishment of the street trees. • See the landscaping plan and response letter from One Earth Solutions for any information concerning buffering the property to the south. • Building setbacks and building envelopes are now shown on the plans. As noted earlier a variance request from the requirement that the lot frontage at the setback line be 100-ft is being requested with this submittal. Engineering • The cul-de-sac bulb has been reduced in size to have a 50-ft radius and the island in the middle of the bulb has been removed after discussions with Poudre Fire Authority. • A 5-ft sidewalk is designed to ultimate conditions based on the proposed road profile for Strauss Cabin Road. • Our client understands about the development agreement language concerning maintenance responsibilities for lots that front on Rock Creek Drive or Strauss Cabin Road. • It is our understanding that the ultimate Strauss Cabin road improvements will not be built with this project. A road design was approved with Sunrise Ridge First Filing which extends to the south property line of Sunrise Ridge Second Filing. The interim improvements were to be built with the First Filing and are included in the First Filing Plans. The proposed sidewalk along the frontage of the Second Filing is designed for the ultimate road grades. • A 15-ft easement is provided along Strauss Cabin Road. • A note is provided on the plat indicating that vehicle access to Strauss Cabin Road is not allowed. • It is our client's intent to build the utilities with Sunrise Ridge First Filing. The phasing and scheduling of these improvements will be coordinated with the Engineering Department. • Notes have been added to the street plan and profile stating the curb and gutter in the cul- de-sac with slopes of less than 1.0% shall be hand formed. • We will contact Engineering to schedule a utility coordination meeting in the next few weeks. • Ramps are called out to have truncated domes and a detail has been added to the plan set. • The island in the cul-de-sac has been removed so no water tap is needed. • The island in the cul-de-sac has been removed so no outfall curb and gutter detail is needed. Collins, CO 80522-0580 Re: Sunrise Ridge Second Filing Dear Mr. Shepard Enclosed please find the plans for this subdivision that have been revised per your comment letter dated January 16, 2007. The plans have been revised as follows. Current Planning • A meeting was set up with Tim Buchanan regarding the existing trees but our client was unable to make it. This meeting has been rescheduled. • A tract has been added between lots 1 and 2. Refer to the landscape plan for details on deed mix. • The building setbacks for lots 2-3 and 5-7 are set back so as to provide a minimum of 75- ft of frontage at the setback line. Lot 4 has 100-ft of frontage at the setback line. A formal variance request is attached to this submittal concerning the Urban Estate Zone lot width requirement at the setback line. • A note is provided on the plat indicating that vehicle access to Strauss Cabin Road is not allowed. • The cul-de-sac bulb has been reduced in size to have a 50-ft radius and the island in the middle of the bulb has been removed after discussions with Poudre Fire Authority. • Driveways are shown on the street plan and profile (Sheet R1) and are noted to be 12-ft wide up to the ROW line. A note has been added to the plan sheet that the driveways are to be one lane wide at the street and shall only flare out once on the property. • We do not currently show a perimeter fence along Strauss Cabin Road. However if a fence were to be installed it is logical to assume that the fence will be right at the back of walk. Thus there would not be an area between the fence and the back of walk.
