On Wednesday, March 21, 2007, at 4:30 p.m., in conference room A of 281
North College Avenue, Fort Collins, Colorado, the Cit., Cf Fort Collins Current
Planning Director will conduct an administrative hearing to consider a
development proposal in your neighborhood. The project is referred to as
Sunrise Ridge Second Filing Project Development Flan, #13-05D.
This is a residential development project. The parcel is zoned U-E, Urban
Estate. As proposed, the project consists of seven lots all of which are a
minimum of one-half acre in size and designated for single family detached
dwellings.
The site contains 5.04 acres and is located at 5221 Strauss Cabin Road,
approximately one-half mile south of East Harmony Rc..4d on the west side of
Strauss Cabin Road. The parcel is bordered by the Wi'Ibw Brook Subdivision
(Observatory Village) on the west and Sunrise Ridge First Filing on the north.
There would be no access onto Strauss Cabin Road.
The applicant is requesting one Modification of Standard to allow a decrease in
the minimum lot width, as measured at the front building line, from the required
100 feet to between 50 and 75 feet for four of the seven lots. This request is
primarily due to the lots being served by a cul-de-sac and, as a result, being pie -
shaped and having a narrow lot frontage at the street.
The City Current Planning Staff and Director consider your interest and input in
this matter, as well as your neighbor's input, an important part of the City's review
of this proposal. If you are unable to attend, written comments are welcome.
The list of affected property owners for this public meet'Ing is derived from official
records of the Larimer County Assessor. Because of the lag time between
occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Please feel free to notify your neighbor
of this pending meeting so all neighbors may have the cpportunity to attend.
