On Tuesday, April 10, 2007, at 5:00 p.m., in conference room A of 281 North
College Avenue, Fort Collins, Colorado, the City of Fort Collins Current Planning
Director will conduct an administrative re -hearing to re-considera development
proposal in your neighborhood. The project is referred to as Sunrise Ridge
Second Filing Project Development Plan, #13-05D.
The first hearing was held on March 21, 2007. Due to new information, however,
the development proposal must be re -considered by the Hearing Officer. The
new information pertains to two Requests for Modification.
The first Modification relates to Minimum Lot Width. At the first hearing, the
Hearing Officer considered a request to modify the standard to allow a reduction
from 100 feet to 70 feet. At the new hearing, the applicant is requesting to further
reduce the Minimum Lot Width from 100 feet to 50 feet for four of the seven lots.
This request is primarily due to the lots being served by a cul-de-sac and, as a
result, being pie -shaped and having a narrow lot frontage at the street.
The second Modification relates to Minimum Side Yard. At the first hearing,
there was no request to modify the standard that the Minimum Side Yard be 20
feet. At the new hearing, the applicant is requesting to modify the standard to
allow a reduction from 20 feet to 10 feet for two of the seven lots. These lots are
separated by a 20-foot wide tract dedicated for drainage purposes.
This is a residential project on a parcel zoned U-E, Urban Estate. The project
consists of seven lots all of which are a minimum of one-half acre in size and
designated for single family detached dwellings.
The site contains 5.04 acres and is located at 5221 Strauss Cabin Road,
approximately one-half mile south of East Harmony Road on the west side of
Strauss Cabin Road. The parcel is bordered by the Willow Brook Subdivision
(Observatory Village) on the west and Sunrise Ridge First Filing on the north.
There would be no access onto Strauss Cabin Road.
