Hello Trista:
Thanks for dropping off the new set of plans. I have the following comments:
On sheet 1:
1. We had the hearing last night and there will be two Modifications. Please revise the fourth sentence in
note number 5 (or add a new note) to read:
Two Modifications have been approved. A Modification to Section 4.2(D)(2)(a) is approved to reduce
the Minimum Lot Width from 100 feet to 50 feet but only for Lots 2,3,4,5 and 6.
A Modification to Section 4.2(D)(2)(d) is approved to reduce the Minimum Side Yard Depth from 20
feet to 10 feet but only for the south side of Lot 1 and the north side of Lot 2.
2. It would be helpful to clarify plan. The dashed building envelope line depicted to be 30 feet back from
front property line is only really applicable to Lots 1 and 7. This line has no meaning for the other five lots.
For these five lots, due to the Modification to Minimum Lot Width, nothing will happen at the 30 feet
setback. Instead, for these five lots, the closest the house can be is at that point back from the front
property line where a 50 foot wide lot width is achieved. This is the more critical dimension that should be
depicted, based on the Modification.
3. Similarly, for Lots 1 and 2, the dashed building envelope line is now allowed to be 10 feet from the
Drainage Tract. This is based on the Modification and applies to the south line of Lot 1 and the north line
of Lot 2 only.
4. It would be helpful to label the Drainage Tract between Lots 1 and 2; the Sanitary Sewer Easement
behind Lot 3 and along the side of Lots 3 and 4; and the Drainage Easement behind Lots 4 and 5.
5. It is my understanding that there will not be an H.O.A. Therefore, please add a note that responsibility
for the vitality of the trees shall fall to the most immediate abutting lot owner. (If there is to be an H.O.A.,
then the note should refer to H.O.A. instead.)
6. Finally, it is somewhat confusing to depict both a building envelope and a building footprint. I suggest
removing the building footprint.
On sheet 2:
1. Please remove the "bubble" around the street trees. Nice to see in print in response to comments but
not needed for mylars.
2. Since the trees in the bubble are listed in the schedule, it would be helpful to label them on the plan.
I did not receive from you any redlines I may have sent and I can't remember everything that was on there.
Just be very sure to address any redline comment on the plan set.
