Project: Sunrise Ridge 2"d Filing — Fort Collins
We are pleased to submit Sunrise Ridge 2"d Filing for review and comment. This memo is intended
to provide you with a Statement of Planning Objectives for the project.
The site is currently zoned Urban Estates. This plan is consistent with that zoning designation, and
as such, meets the objectives as described in the current City plan principles and policies.
The site is approximately 8.70 acres, and will consist of 7 single family lots, all of which are a
minimum of 0.5 acres in size. The site is bounded on the west by Willowbrook subdivision, on the
north by Sunrise Ridge Subdivision, on the east by Strauss Cabin Road (County Road 7), and on the
south side by the Ashley property, where a single family residence is located. There are no wetlands
on the site. There is an existing house on the site, and it is the intent of the developer to remove this
existing residence as part of the development.
All of the lots will be sold fee simple. A Homeowners Association is being contemplated. This
Homeowners Association will act in conjunction with the lots developed with Sunrise Ridge First
Filing. No commercial activities are being proposed, therefore no employees are anticipated. This
development is consistent with City Zoning, which was the driving factor in the layout of this
development.
