Replat of Tracts B and C, Sunrise Ridge First Filing and a portion of land located in the
Southeast Quarter of Section 4, Township 6 North, Range 68 West of the 6th Principal
Meridian, County of Larimer, State of Colorado being more particularly described as
follows:
Considering the East line of the Southeast Quarter of said Section 4 as bearing North
03°37'29" West and with all bearings contained herein relative thereto:
Commencing at the East Quarter corner of said Section 4; thence along the East line of
the Southeast Quarter, South 03°37'29" West, 653.66 feet; thence South 89%%D41'27"
West, 30.05 feet to the POINT OF BEGINNING; thence, South 03037'29" East, 331.34
feet; thence, South 90°00'00" West, 632.03 feet; thence, North 03°33'18" West, 327.90
feet; thence, North 89°41'27" East, 103.78 feet; thence, North 17°29'40" East, 100.40
feet; thence, along a curve concave to the Northeast having a central angle of 31°35'42"
with a radius of 638.00 feet, an arc length of 351.82 feet and the chord of which bears
South 74°20'12" East, 347.38 feet; thence, North 89°41'27" East, 162.98 feet to the
POINT OF BEGINNING, which above described tract contains 219,682 square feet or
5.043 acres, more or less, have caused the above described land to be surveyed and
subdivided into lots, tracts and streets as shown on this plat to be known as SUNRISE
RIDGE, SECOND FILING, subject to all easements and rights -of -way now on record or
existing or indicated on this plat.
