Dear Resident/Property Owner/Business Owner:
May 10, 2007
On Wednesday, May 23, 2007, from 7:00 to 9:00 p.m., in the Airpark Village
Development Office (former terminal building) 2200 Airway Avenue, Fort Collins,
Colorado, the City of Fort Collins will hold a neighborhood meeting to discuss a
development proposal in your neighborhood. The project is referred to as
Airpark Village Overall Development Plan and First Filing Project
Development Plan and Subdivision.
As proposed, the Overall Development Plan (O.D.P.) is 160 acres in size and
illustrates a mix of land uses including light industrial, commercial, offices and
residential. An O.D.P. is required whenever a large tract of land, under the
control of a single development entity, is proposed to be developed in phases
over time.
An O.D.P. is not considered a site specific project development plan that, if
approved, would grant vested rights to develop. Instead, it is considered a
planning document that is a precursor to submitting a Project Development Plan.
The applicant also plans on submitting the First Filing P.D.P. which will include
the boulevard (former runway) right-of-way and the platting of 19 large
development tracts that will act as the base for individual the site development.
This First Filing would include new buildings on Tracts One and Two.
Please note that meeting will be held at 2200 Airway Avenue which is the former
terminal building.
The list of affected property owners for this public meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between
occupancy and record keeping, or because of rental situations, a few affected
property/business owners may have been missed. Please feel free to notify your
neighbors of the pending meeting so all neighbors have the opportunity to attend.
