[4/17/06] In the text of the report, please be specific and state that double the normal
detention volume is being retained in the interim condition.
Number: 51 Created: 4/17/2006
[4/17/06] In the ultimate condition, is pond 1 going to be routed through pond 2? The better
scenario is to have the ponds routed separately to the future outfall.
Number: 52 Created: 4/17/2006
[4/17/06] Please reivise all 12-inch storm sewers to 15-inch, the minimum required.
Number: 53 Created: 4/17/2006
[4/17/06] Please revise detention pond volumes per redlines. The c-factors used were the
2-year, not the 100-year.
Number: 74 Created: 4/19/2006
[4/19/06] The detention pond can not be pumped into the irrigation ditch as once thought.
The ditch does not have an outfall and just ends in a property owner's yard downstream.
The detention pond can be pumped into the irrigation ditch located at the northwest corner
of the site. This ditch flows north and has an outfall eventually into the McClellands channel.
Be sure and return all of your redlined plans when you re -submit.
If you have any questions regarding these issues or any other issues related to this project,
please feel free to call me at (970) 221-6750.

[4/18/06) The utility plans need to show all the easements being dedicated with the plat —
missing a few.
Number: 68 Created: 4/18/2006
[4/18/06] Doesn't appear that minimum cover requirements are being met over the irrigation
pipe. How much cover will there be? If doesn't meet minimum then we need to look at
alternative design solutions.
Number: 69 Created: 4/18/2006
[4/18/06] Show future street grades over the sewer line to verify that adequate cover will
exist.

Topic: Fire
Number: 70 Created: 4/19/2006
[4/19/06] ACCESS: In addition to being designated on the plat as an Emergency Access
Easement, the fire lane must have approved painting and signage designating it as a fire
lane. Contact Carie Dann at PFA for specifications.
Number: 71 Created: 4/19/2006
[4/19/06] TURNING RADII: The turning radii is acceptable but tight in the fire lane (drive
aisles designated as EAE). We're requesting rollover curbs on the affected islands in the
parking lot. NOTE: Because the turning radii in the fire lane is sufficient to accommodate fire
apparatus and any point of the building is within 150 feet of the fire lane, the building does
not have to be equipped with automatic fire sprinklers.
Number: 72 Created: 4/19/2006
[4/19/06] ADDRESSING: The address needs to be visible from Kechter, posted with
minimum of six-inch numerals on contrasting background.
Number: 73 Created: 4/19/2006
[4/19/06] WATER SUPPLY: The building can be no furthOr than 300 feet from a fire
hydrant. Minimum water flow for the hydrant must be 1,500 gpm at 20 psi residual pressure.

[4/18/06] Thanks for moving the bike rack to the new location - it will work much better
there. One question though, it needs to be located on a concrete pad (bolted down) and
none of the plans are clear if this is the intent. Please clarify.
[11/29/05] Minor comment - the bike rack location is not very proximate to the building
entrance. Please refer to the red -lined site plan for a more suitable location. Thanks.

[4/17/06] Reminder comment
[12/2/05] The ditch owner will also have to approve the pumping of water into their ditch.
[7/7/05] The owner of the irrigation ditch will need to approve the changes to the ditch by
signing the utility plans.

[4/18/06] Ultimate Kechter Road design. Howe does this tie into the Timberline Design?
Doesn't look like the curb return grades are shown anywhere.
Number: 59 Created: 4/18/2006
[4/18/06] Ultimate Kechter Road. As with the interim the K value does not meet minimum
for the vertical curve.
Number: 60 Created: 4/18/2006
[4/18/06] Ultimate Kechter Road design. Need to provide a 1000 feet of preliminary offsite
design (to the east)
Topic: Timberline Rd
Number: 25 Created: 7/12/2005
[4/18/06] Need to show the exiting striping on the striping plan.
[11/29/05] This curb is shown, but as shown the street is shown to be 60 feet wide. Is this
street truly this wide here? This information needs to be shown on the striping plan when
that is done.
[7/12/05] Need to show the curb returns and the portion of Willow Springs Way that is within
the limits of construction on this project. This will be important when a striping plan for the
intersection is provided as well.
Number: 61 Created: 4/18/2006
[4/18/06] Need to provide the 1000 foot preliminary off -site design for Timberline Road to
the north and to the south. The willow springs plans only show the edge of pavement on the
east side where c and g was not built. To the north just show the tie to exist c & g (<1000
ft).
Number: 62 Created: 4/18/2006
[4/18/06] To just install a median with out adjusting the centerline location a low point
without an outlet will be created. The easiest thing is to extend the drainage pipe out to the
median and show the installation of a future inlet. If this can't be done then the crown of the
street needs to be moved so that in the future the left turn bay drains to the west. This may
change some of the Timberline design that you have provided.
Number: 63 Created: 4/18/2006
[4/18/06) Need to provide intersection elevations per standards.
Topic: Utility plans
Number: 48 Created: 12/2/2005
[4/18/06] [12/2/05] Please make sure all documents meet scanning requirements. See
appendix E-6 for requirements.
Number: 64 Created: 4/18/2006
[4/18/06] A copy of the plat needs to be provided within the utility plan set as reference and
listed as one of the sheets within the set
Number: 65 Created: 4/18/2006
[4/18/06] Please correct the street cut note to reflect the standard note language.

[4/18/06] Comments from Technical Services:
1. Boundary and legal do not match
2. Please provide missing easement dimensions redlined on plat.
3. Note how existing Timberline Road and Kechter Road were dedicated
4. All easements need to be locatable.
Topic: Kechter RD

[4/18106] Need to provide a profile for the south edge of pavement so the edge can be
defined and staked for construction and inspection.
Number: 55 Created: 4/18/2006
[4/18/06] How does the new south edge of asphalt tie into existing grades? Need to show
where existing row is and how the tie in can be made. Maximum slope is 4:1.
Number: 56 Created: 4/18/2006
[4/18/06] The vertical curve on Kechter doesn't meet minimum K value.
Number: 57 Created: 4/18/2006
[4/18/06] How wide is the existing shoulder on the South side of Kechter? The new
shoulder can not be any less than the existing width. Really neet to get enough width for a
bike lane.
