Comments from Current Planning:
1. Be sure that the trash enclosure has sufficient area for recyclable containers.
Site plan has been adjusted to enlarge trash enclosure to accommodate recycle
containers.
2. Please add dimensions across the parking lot.
Dimensions shown on site plan.
3. Please remove contour lines and the "municipal boundary" hatching from the site plan.

4. On the landscape plan, add trees back in to the gaps where indicated on the redlines.
Keep in mind that ornamentals are allowed within 15 feet of a street light.

5. On the plant list, be sure to call out that shade trees must be a minimum of two inches
in caliper.

6. On the lighting plan, 1 understand the flush -mount installation of the "A" fixtures for
under the canopy but 1 do not see how these lights are fully shielded when mounted on the
building.
Revised lighting plan included with submittal set, for your review. Type A lights are
installed fully recessed and flush mounted in soffits, and are not surface mounted.

[12/2/05] Retention with 2-times the normal required volume can be proposed, but some
type of dewatering is still required to prevent the ponds from becoming a nuisance due to
standing stagnant water. A pumping system to the irrigation line would be the most logical.
This system would not have to be built initially, however the ponds need to be designed with
the idea that the pumps may have to be used in the future.
[7/7/05] A designated outfall within a drainage easement is required from the site down to
the Stetson Creek swale.
Retention is shown with a concrete box and grate. A mobile pump can be inserted
when the water is left standing for more than 72 hours.

along with the plat and the Utility plans.

[11129105] A very rough plan was provided showing this. A final design meeting all
standards needs to be provided at time of Final Compliance. Just want to make sure it is
clear - Because this property is also developing lot 2 at this time (pond for this development)
the money for this portion of Timberline will need to be put up with this project. Thus a cash
escrow for the entire Timberline frontage (Lot 1 and Lot 2) will be required prior to the
issuance of a building permit.
[71121051 Will not need to construct the curb and gutter along Timberline Rd along the
frontage of this property at this time. In lieu of constructing it at this time the developer will
be required to provide a cash escrow of these costs prior to the issuance of a building
permit. A final design needs to be provided with this project. The sidewalk along Timberline
Rd will need to be installed with this project (you are showing this).
Timberline Road design for the east half (west half previously designed) is included.

street truly this wide here? This information needs to be shown on the striping plan when
that is done.

the limits of construction on this project. This will be important when a striping plan for the
intersection is provided as well.
Willow Springs Way has been added to the site plan, per field survey performed by
Hammer Land Surveys.

utility/landscape plans and the site plan are presenting different information. The utility and
landscape plans show the walk to be constructed to (almost) the northern property line of
the ODP. The site plan shows the sidewalk ending at the northern boundary of THIS piece
of the ODP. What is the extent of the intended improvement?
Sidewalk is shown along both lots 1 and 2 on the site plan and on the utility plans.

Ron Gonzalez has completed his review of the project, and made suggestions for
