at 4'. This should be widened to at least 5' to facilitate the passing of oncoming
groups of people. Seems like there is plenty of room in the median (scales out at 10
feet) to achieve this.

-Place the proposed sanitary sewer manhole on the future centerline of Kechter
Road.
-Will the proposed sanitary sewer main be in conflict with the existing 16-inch water
main in Timberline?
-Need to explore the options of extending sanitary sewer to the north for future
development.

I have enclosed two examples of recently approved O.D.P.'s. The drawing needs to
be simplified graphically as it now reads more like an ALTA survey. It really only
needs to be a "bubble" plan. For example, please delete the topo lines for the
streets, the topo lines on the parcel and the existing buildings. Please create two
distinct phases, or "bubbles" with clear line dividing the two.
The map should be shown in a larger more readable scale. All the text should be in
larger font and bolder. Please name the surrounding subdivisions.
Please designate the proposed land uses on each lot. For Lot Two, please make
your best estimate at this time. Since an O.D.P. is not a document that grants a
vested right, the applicant has the flexibility to change the designated land use in the
future should that become necessary.

[4/27/05] What are the possible uses on each area? Not sure that calling each area
lots is the correct terminology for an ODP. Usually we see bubbles with acreage
and uses associated with that area. Just doesn't quite look like a standard ODP.

[4/27/05] Comments on the conceptual site plan
No access will be allowed out to Timberline. If an emergency access connection is
needed that can be worked out, but an access for general traffic use will not be
allowed.
The sidewalks and frontage improvements are not shown in the correct location.
The sidewalk needs to be placed at the property line/ back of new right-of-way with
the standard 10 parkway and curbline placed off of that.

Springs Way and Timberline Road. Developer will be responsible for normal electric
development charges for this development. Contact Light and Power for an
estimate of these charges.

This transformer must be located within 10-feet of a paved surface. In addition, a
Commercial Service Form (C-1) must be submitted by your electrician in order to
determine transformer size. Show existing and planned electric lines on utility plans.

easements are required for all downstream property owners until the outfall enters
an existing drainage easement. Using the Timberline Right -of -Way may also be an
option.

[4/27/05] Per a discussion and review of the plans with Eric Bracke no access will
be allowed onto Timberline Road.

At a minimum a left lane and a thru/ right lane will be needed on Kechter Road and a
North bound right turn lane is needed on Timberline Road.
