HomeMy WebLinkAboutSPRING CREEK RANCH - FDP - 14-05/A - CORRESPONDENCE - (3)detail sheets showing your proposed methods for tethering and allowing the fence to break away. Department: Stormwater-Water-Wastewater Issue Contact: Roger Buffington Topic: Utility plans Number: 126 Created: 9/15/2005 [11/9/05] (Repeat comment) Cannot determine if new locations are any better. Curb stop/meter pit locations not shown. [9/15/05] It does not appear that there is adequate space between cub and sidewalk along Creekview for the curb stop and meter pits on the 1.5 inch services. Number: 127 Created: 9/15/2005 [11/9/05] (Repeat comment) Match crowns with existing sewer. [9/15/05) Provide profile of the sewer extending north from Creekview and crossing Spring Creek. Match crowns at the point of connection to the existing sewer. Number: 166 Created: 11 /9/2005 [11/9/05] Show offsite easement for sewer to north. Number: 167 Created: 11 /9/2005 [11/9/05) Check/revise note at transition from 12-inch to 8-inch water main in Hull. Number: 168 Created: 11 /9/2005 [11/9/05] Delete 8-inch valve in Trailway as noted. Number: 169 Created: 11 /9/2005 [11/9/05] Add note or label size of water services to duplex units and of all sewer services. Number: 170 Created: 11 /9/2005 [11/9/05] Where 12-inch water main crosses existing sanitary sewer, sewer must be concrete encased not water main. Number: 171 Created: 11 /9/2005 [11/9/05] Show drop MH connections in sewer profiles. Number: 172 Created: 11 /9/2005 [11/9/05] Existing sewer is VCP not PVC. Number: 173 Created: 11 /9/2005 [11/9/05] See plans for other comments. Number: 174 Created: 11 /9/2005 [11/9/05] Replace 1.5 72" meter pit detail with recent update. (I will have new details emailed to you.) Comments from Current Planning: The revised Lighting Plan and new fixtures comply with the Land Use Code. The only remaining comment on lighting is that there is no color specification for the A and B fixtures and the A poles. These fixtures and poles should match and be specified to be either bronze or black so as to match public roadway fixtures. Department: Natural Resources Issue Contact: Doug Moore Topic: General Number: 165 Created: 10/26/2005 [10/26/05] The natural habitats and features buffer zone is not shown correctly, please refer to redlines. Department: Stormwater-Water-Wastewater Issue Contact: Wes Lamarque Topic: Drainage Number: 116 Created: 9/15/2005 [11/9/05] [9/15/05] Please provide a structural design for the retaining walls. This is required for walls higher than 4 feet from top of wall to bottom of footer. A building permit will also be required for the wall at the time of construction. Number: 118 Created: 9/15/2005 [11/9/05] Two townhomes are still in question. [9/15/05] Please raise the T.F. elevations for the redlined townhomes to be at least 1 foot above the flowline of the private drive. See redlined plans. The flow in the alleys needs to carry 1.33 times the designed 100-year flow without inundating any of the townhomes. Number: 120 Created: 9/15/2005 [11/9/05] There may be erosion concerns on the existing paved Hull Street with flows entering the street. Please contact the Stormwater Utility for discussion. [9/15/05] Please revise the off -site inlet to enter the existing box culvert on the side of the box. Our office decided that would be the best location to limit structural damage. Please also provide a detail of the connection. Topic: Erosion Control Number: 176 Created: 11 /11 /2005 [11/11/05] The schedule needs to be on the erosion control plan. Topic: Floodplain Number: 175 Created: 11 /10/2005 [11 /10/05] 1. Revise the FEMA floodway limits on both the Site Plan and Landscaping plan. The correct location is shown on the Grading Plan. 2. On the Landscaping Plan, please modify the note regarding changes to the plan inside the Floodway to Floodplain Administrator, not Floodway Administrator. 3. On the Landscaping Plan, please label the floodplain and floodway lines on Sheet 6 of 6. 4. A "No -Rise Certification" form has been submitted. However, please add a note to the grading plans stating all work in the Floodway will be at or below grade. Please add some existing spot elevations to the grading plan to use as easy reference during the as -built certification phase. This is especially important along the bike path location. 5. The fencing plan shows fencing in the floodway. I assume this is the split rail with wire mesh. All fencing in a floodway must be designed to be breakaway during a storm and also tethered to avoid it floating downstream. Please add a detail to either the fencing plan or the Page 3 Topic: Plat Number: 108 Created: 9/14/2005 [11/15/05] [9/14/05] From Technical Services: Boundary closes. Topic: Storm Sewer Profile Number: 183 Created: 11 /15/2005 [11/15/05] Sheet 17 - Couldn't find note 8 on sheet 34 as referenced. Topic: Street Design Number: 33 Created: 4/5/2005 [11/15/05] Please provide the estimate discussed below for the ultimate Trailway connection into Swallow and for the removal and reconstruction of the internal drives (Sheet 26). [9/14/05] [5/24/05] Please break out the sheets into interim and ultimate and show how one will tie into the other. The utimate sheets will need to show removals, etc - show how the ultimate is tying into the interim existing. Right now, everything is shown on one sheet and its not very clear what is going on. [4/5/05] This development is responsible for both the interim and ultimate design of Hull Street as well as a preliminary design for Hull all the way to Swallow. A total of 76' of row plus a 9' utility easement has to be dedicated now to accommodate the future minor collector. The ultimate design has to realign the driveway to the west so that it intersects with the future Hull at a 90 degree angle (plus or minus 10 degrees) for a minimum of 25'. The ultimate design also has to show how the driveway to the east will tie into the future Hull and provide an access for the existing house off the driveway. The existing house off Hull may not have a driveway access into the ultimate Hull. Rather than having the developer build the ultimate Hull at this time, money in the form of a contribution in aid will be required. An estimate must be submitted for the City's review and approval during Final Compliance and that amount will be written into the development agreement. This amount must be paid prior to the issuance of the Development Construction Permit. Number: 188 Created: 11 /15/2005 [11/15/05] The cross sections show a slope easement not shown on other plan sheets? Topic: Ultimate Swallow Road Number: 187 Created: 11 /15/2005 [11/15/05] Sheet 27, 28 - label CL and curb return radii. This sheet is not to be constructable or anything, just show enough of the info to give someone a starting point later. Number: 190 Created: 11 /15/2005 [11/15/05] Reference sheet 40 for demo info just to help make things clear. Thank you. Topic: General Number: 178 Created: 11 /15/2005 [11/15/05] The sidewalk connection to the Spring Creek trail needs to be a minimum of 10' wide (one foot either side of the 8' sidewalk). Please correct all plan sets to reflect that. Topic: Irrigation Plan & Profile Number: 184 Created: 11 /15/2005 [11/15/05] Sheet 20 - Note referenced a detail on sheet 42 that is not there. Number: 185 Created: 11/15/2005 [11/15/05] Sheet 20 - It appears that a portion of the irrigation line is already in place but an offsite easement is needed to construct the portion tying into it (see comment 182). Topic: Landscape Plans Number: 192 Created: 11 /15/2005 [11/15/05] Sheet 4 - Trailway and Hull, NW corner looks as if the interim and ultimate are getting a little mixed up. Need to break this out and show the ultimate separately like the site plan. Topic: Offsite Easements and ROW Number: 193 Created: 11 /17/2005 [11/17/05] The legal description for the offsite Hull Street row does not close by .4513 feet. Please correct the legals and resubmit. Page 1
