Ted, in looking at the project a few more times, walking the property and thinking about the project, we
would like to offer a few more suggestions for modifications for compatibility within the neighborhood and
US.
1. Decrease the overall number of units based on the usable acreage not total acreage thus eliminating
the floodway from the plan. It might require the removal of one row of the units running north and south.
This would allow for wider streets, more parking, more open space, lessen the impact on the wildlife
buffer, provide a greater setback on our side of the project, allow for greater access for emergency
vehicles and lessen the traffic danger.
2. Move the two 8 unit buildings to the west side of the project and replace them on the east side with the
five duplexes. This would allow for a gradual build of height from east to west, reduce the appearance of
a 34 foot high building front just 25 feet off our property line, reduce the number of residents directly
adjacent to our property (increasing the safety and lessening the liability concerns) and move the greatest
density of housing closer to the entrance to the development reducing congestion within the project. At a
minimum, the developer should consider replacing the two 8 unit buildings with five duplexes. That would
reduce the total units to 82 which in one more than they had originally proposed.
3. Provide much more than a 'couple of trees" as a natural screening between the properties on the east
side of the development. It would require a change in the set -back which we have already talked about.
The ten feet would provide an excellent place for the barrier to be painted and should consist of conifer
trees and bushes so the barrier would have year-round protection.
Thought is was important to bring these thoughts to your attention. Barbara is going to bring these with
her to the meeting Thursday night. I am really sorry I cannot make it. I just could not find anyone to cover
my commitment in Bend, OR.
