The fact that the reversed layout provides a larger buffer and fewer units along the easterly property line was also discussed. The proposed grading design along the easterly property line was discussed. The focus of the conversation was the proposed retaining wall and the relation of the proposed finish floor elevations of the duplexes to the existing elevation of the Heffington residence. It was noted that the finish floor elevations of the duplexes would generally be lower then the existing grade along the easterly property line offering some additional visual buffer. It was agreed that a cross section depicting the proposed grading and retaining wall design and how it related to the existing grade along the easterly property line and existing elevation of the Heffington residence would be prepared by JR Engineering. It was re -iterated that mesh wire, similar to that provided along the Spring Creek Trail, would be provided on the westerly side of the existing fence located on the Heffington property. The underground irrigation pipe design was also reviewed. It was agreed that the low point of the pipe, the outlet/diversion structure, and drain pipe and valve would be located on the Heffington property in the vicinity of the existing diversion structure. Cleanouts will be provided every 100' and a silt trap and refuse screen will be provided at the inlet of the pipe. The irrigation pipe will be located within a platted easement. The proposed landscaping design along the easterly property line was discussed along with potential plant/tree types. VF Ripley agreed to prepare a conceptual landscape layout for review. The landscaping design will include a mix of evergreen trees at the specific request of the Heffingtons. Copies: All in attendance Susan Joy
