4. What types of businesses will be in the building?
A. Our architectural firm, Lyman, Davidson, Dooley, Inc., will occupy the
entire third floor. A State Farm Insurance agency will occupy a portion of
the second floor. Other portions of the second floor, and the entire first
floor, will be leased to a variety of tenants.
5. Sounds like it will be a professional office building.
A. That is correct.
6. There is only one access point off Harmony Road?
A. Yes, CDOT will allow us one access point only.
7. So there is no access through the Pier out to Boardwalk?
A. That is correct, no access out to Boardwalk.
8. Any pedestrian connections to the Pier?
A. No, there are some significant grade differences between our site and the
Pier due to drainage issues in that The Pier buildings were elevated and
the drainage conveyance channels set below the first floor elevations.
Most, of our perimeter boundary abuts these existing Pier drainage
conveyance channels so building sidewalks into the Pier would be very
difficult and may not meet the required handicap grades.
9. Where is the building entrance?
A. The entrance is on the north side, facing the parking lot.

The meeting began with a description of the proposed project. The project will
consist of a single office building located at 608 East Harmony Road.
As proposed, the project consists of removing an existing single family home at
608 East Harmony Road and constructing a new three-story office building. The
building would contain 11,953 square feet and feature multiple tenants. The
building would be brought up to the edge of Harmony Road and the 45 parking
spaces would be behind the building to the north.
This site is contains .86 acres and is located on the north side of Harmony Road
between Boardwalk Drive and Stover Street. The site is zoned M-M-N, Medium
Density Mixed -Use Neighborhood.
All responses are from the applicant or consulting team.
QUESTIONS, CONCERNS, COMMENTS
1. About how many employees do you expect to be in the building?
A. We estimate about 32 to 36 employees.
2. Will 45 parking spaces be enough for employees and customers?
A. We think parking will be a little tight but workable.
3. Will the parking lot be fenced?
