Dear Resident:
On Monday, November 21, 2005, at 5:00 p.m., in conference room A, at 281
North College Avenue, Fort Collins, Colorado, the Current Planning Director will
conduct an Administrative Public Hearing to consider a development proposal in
your neighborhood. The project is referred to as the Petersen Subdivision,
Being a Replat of a Part of Tract A, Fossil Creek Commercial Plaza, #23-05.
This is a request to replat an existing lot into two lots. The parcel is located at
4223 South Mason Street, just north of Troutman Parkway. (Please see map on
reverse.)
There are two existing buildings on the existing lot. On the front of the lot, along
South Mason Street, is Pro Golf Discount. On the rear portion of the lot is
Minuteman Press. The effect of the Replat would be to create a new individual
lot for each building. There is no new development associated with this Replat.
The Current Planning Director and the City Planning Staff consider your interest
and input in this matter an important part of the City's review of this proposal. If
you are unable to attend the public hearing, but would like to provide input,
written comments are welcome.
The list of affected property owners for this public meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between
occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Please feel free to notify your neighbor
of this pending meeting so all neighbors may have the opportunity to attend.
