On Monday, October 3rd, 2005, at 3:00 p.m. or as soon thereafter as possible, in the
City of Fort Collins Current Planning Conference Room A, 281 North College
Avenue, Fort Collins, CO.*, the City of Fort Collins Administrative Hearing Officer will
conduct an Administrative Hearing for a development proposal in your neighborhood.
The project is known as 210 and 212 W. Magnolia St., Urban Living Lofts at
Magnolia Street, Project Development Plan, File #24-05.
This is a request for an adaptive reuse of the existing commercial building plus a 3
story, 18 unit residential loft addition above. Parking will be provided in a ground level
structure behind the existing commercial building and beneath the loft addition
proposed. The property is zoned D—Downtown, Canyon Avenue Sub -district.
There are three items on the agenda, all related to this project: two modifications and
the project development plan. The modifications requested are for a reduction in
required parking and the use of lift -style parking equipment, and for a reduction in drive
aisle width for the parking structure.
If you have any interest or concern about this proposed project, you are encouraged to
attend this public hearing. At the hearing, you will have the opportunity to hear from the
City staff and the project applicant about the details of the project. You will also be given
the opportunity to state your views about the project.
The affected property owners list for this public hearing is derived from official records
of the Larimer County Assessor. Because of the lag time between home occupancy
and record keeping, or because of rental situations, a few affected property owners
may have been missed. Please feel free to notify your neighbor of this pending
meeting so all neighbors may have the opportunity to attend.
