MAGNOLIA ST., URBAN LIVING LOFTS AT MAGNOLIA ST., MODIFICATION OF STANDARD #1 - TYPE I, and we offer the following comments: ISSUES: Department: Current Planning Issue Contact: Anne Aspen Topic: General Number: 3 Created: 8/16/2005 [8/16/05] Revisions are needed to this modification request: +In our meeting I emphasized that your request needed to be very specifically tailored to your site and conditions so that it could not be used inappropriately by other applicants (set a precedent). The request you submitted does not do that. +The second paragraph under "In Summary' is not a summarization --it IS your argument. It should be in the section above. +Remove all generalities and generalizations from your request letter. They do not further your case and are unsubstantiated, ie.("it is a unanimous consensus in the Downtown community that...") +On exhibit C please call out the make of the cars shown. +Show a larger scale detail of the plan view with the dimensions between the car and the vertical posts. You should also show where cars would be on either side of it. +In general, but especially on Figure 5 you need to show the wheel paths of the front axle too. It does not look possible to back out of the lifts the way you have shown. +In your second paragraph you state that you will provide 31 spaces but in your bolded paragraph where you state your request, you say you request the number be reduced to 30. Department: Zoning Issue Contact: Peter Barnes Topic: zoning Number: 2 Created: 8/16/2005 [8/16/05] I'm a little concerned with the scenario depicted in Figure 5 of Exhibit D. The caption states "Car #4 easily backs past their other car #3 and pulls ahead." The problem is that Car #3 is located in the 24' drive aisle behind the lift, meaning that the actual back up distance for Car #4 is only about 15 or 16' (assuming car #3 parks to within about 3' of the parked car at the end of the center aisle in order to allow room for the driver to open his door and get out of the car). Car #4 will have to pull almost completely out of the lift before it can begin to turn since the posts of the lift restrict turning movement until the car has almost cleared the lift posts. I don't believe there is adequate distance to allow car #4 to pull out of the lift. Page 1
