RE: 210-212 W. Magnolia Lofts Staff Review Comment Letter
Hi Corey,
The Charrette is happening August 8-12 at the new Bas Bleu Theatre on Willow. There are public
meetings on both Tuesday and Wednesday evenings from 5:30-7:30. You are welcome to attend these.
I have two successful examples and one unsuccessful example (which never went before the decision
maker)of downtown/campus parking modifications. I think you should look at all of them. I can have
Georgiana copy the request letters but we don't have a way of copying the site plans. You might want to
plan to spend some time here looking them over so you can look at the plans too or you'll need to take the
plans over to Kinko's to have them reproduced.
If you are able to meet all other standards of the Land Use Code, then you only need to apply for a
modification of 3.2.2(D)(2). Make sure that you are meeting the purpose of the Code as stated in 3.2.2 (A)
regarding safety, efficiency and convenience. I strongly suggest that we meet with Justin, Cameron Gloss
and Katie Moore once you have a draft of the letter and associated plan to get broad staff feedback before
going to hearing.
Also, if you submit the modification separately from your PDP, it will have a separate staff review and
hearing from the project. If you piggyback it onto the PDP, they will both go to hearing together. Be aware
that in this case, if the modification is denied, the project is also denied.

Anne,
When you know the date, time, and location for the meeting Cameron is
doing "REFILL, on infill and redevelopment issues and strategies."
Please let me know.
Also I would like to take you up on your offer to provide us with more
info and examples of successful modifications. If you leave the
information up front and email me to let me know it is there I will pick
it up.
And the last issue.... Can you tell me if I am on the right track for
the modification. We are preparing to submit a modification that only
address Section 3.2.2(D)(2) of the code. The modification would only
allow us to count the lifts as parking spaces even though they are
"obstructed".
Thanks again for your help, Corey
