COLLEGE AVE. - PDP - 26-05 - CORRESPONDENCE - CORRESPONDENCE-NEIGHBORHOOD MEETINGNo Text CommL y Planning and Environmental _ _rvices Current Planning City of Fort Collins Dear Resident: February 22, 2005 On Monday, March 7, 2005, from 7:00 to 9:00 p.m., at the Community Room of the City of Fort Collins Office Building, 215 North Mason Street, the City of Fort Collins Current Planning Department will conduct a neighborhood information meeting to discuss a development proposal in your neighborhood. The project is referred to as 310 South College Avenue — Mixed -Use Building. You may have recently received a letter advertising a neighborhood meeting for redevelopment of the Rule Farm for Columbine Health Services — Nursing Home Facility at 4824 South Lemay Avenue. This was sent to you in error. This letter corrects that error and invites you to a neighborhood meeting that is indeed in your neighborhood. 310 South College Avenue — Mixed -Use Building is a redevelopment proposal. This is a request to redevelop the existing parking lot at the southeast corner of South College Avenue and Olive Street into a six story mixed -use building. The first floor would consist of 9,000 square feet of retail. The second floor would consist of 14,000 square feet of office. Floors three through six would consist of 31 dwelling units. An underground parking garage would feature 55 parking spaces. A new surface parking lot would contain 26 parking spaces for the retail and office tenants/owners. The parcel includes the existing Perkins restaurant. In the short term, the existing Perkins restaurant would remain with some fagade renovation. In the long term, the restaurant could be demolished in favor of a new land use. The applicant, Mr. Archie Solsky, and the Current Planning Department, consider your input on this matter, as well as your neighbor's input, an important element in the City's review of this proposal. If you are unable to attend the public hearing, written comments are welcome. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbors of the pending meeting so all neighbors have the opportunity to attend.
