[8/24/05) Curb stop location is approximately 8 feet north of curb and 2 feet west of west
edge of entry walk. Meter is currently in basement. Move meter to meter box on service out
front.
[7/11/05]
[5/31/05] Our records indicate an existing 3/4-inch water service to this site. Show and
label both proposed and existing curb stops/meter pits and maintain a 2 foot clear
separation between pits. Maintain a 4 foot clear separation between meter pits/curb stops
and all other permanent structures.
Number: 65 Created: 7/11/2005
[8/24/05] On utility plan, add note on each existing water service to reconnect to new main.
[7/11/05] Include a general note to coordinate the relocation of the existing water services
with the city utilities at 221-6700.
Number: 67 Created: 7/11/2005
[8/24/05] There is an existing tree between the new sewer services. Is this tree being
removed? Should sewer services be moved?
[7/11/05] Maintain the required landscape/utility separation distances on the landscape
plans.

[7/14/05] The 4-inch pipe on the Edwards property is utilized for detention. A request and
approval would have to be granted to abandon the pipe and detention for this property.
[5/31/051 Please explain in the report where the alley drains. Is the 4-inch pipe in a sump
location adequate? Is the pipe private or public?

[8/24/05] Have prices been received regarding the replacement of the water main? If City is
going to participate in this cost, the details need to be worked out before development
agreement.
[7/11/05] If a cost sharing is proposed for the extension of the 8-inch water main in
Magnolia, coordinate with Roger Buffington at 221-6854.

[8/31/05] On your north elevation, there is a wall that is longer than is allowed to be blank.
Please remedy. One idea is to provide some sort of permanent trellis and vines to grow
over it. This would be attractive and inexpensive for the back side of the building.

[8/31/05] Thank you for choosing a better lighting fixture for the garage lighting. The garage
lighting is very bright. It should be toned way down so that eyes can adjust easier from
darkness and also to minimize adverse impacts on the Edwards house.

[8/26/05] Given the amount of street cut work now shown on the construction plans, a rough
estimate of the pavement impact fees was estimated to be $3,500. In lieu of most of the
pavement impact fee, the developer has the option (in consultation with the Pavement
Management Engineer) of a mill and inlay of half of the street. There will likely still need to
be a patch and associated street cut fee with the sewer connection extending past the
centerline of the street.

[8/26/05] Please specify the design of the driveway north of the curb return. Is there a
concrete edge proposed?

to verify adequate slope is being maintained.

[8/16/051 There is an existing underground power line bisecting the parking lot area east to
west, approximately under the dumpster location. Provisions will need to be made to either
maintain this line in its current location or an alternate location provided and relocation costs
would be at the expense of the developer.

Staff has reviewed your submittal for 210-212 W. MAGNOLIA ST., URBAN LIVING LOFTS
AT MAGNOLIA ST. PDP, TYPE I, and we offer the following comments:
ISSUES:
Department: Current Planning
Topic: General
Number: 91
[8/31/05] Still some minor scanability issues
SO much better. Thank you.
Issue Contact: Anne Aspen
Created: 8/31/2005
Please see redlines. The plans overall look
Number: 92 Created: 8/31/2005
[8/31/05] Thanks for including the elevations of the parking lifts. You show the height of the
lifts being 13' and your floor level above to be 14'. Do you have enough room for structure
between floors?
Number: 93 Created: 8/31/2005
[8/31/05] In your Development Planning Notes, you should make it clear that you are
adaptively resusing the existing one-story commercial building.
Number: 94 Created: 8/31/2005
[8/31/05] You have miscalculated the parking requirements. For the 2 bedroom units, you
need 21 not 20 spaces. Your net total is correct, but by my count, you are providing 30 not
31 spaces as required. If you are unable to provide the required number of spaces, you will
need to request a modification. I think it would have staff support under the nominal and
inconsequential rationale.
Number: 95 Created: 8/31/2005
[8/31/05] 1 understand that the columns shown on your plans include the structural piers
below grade which are much larger in diameter so I am not concerned about most of them.
However, there is a structural column in the midst of the lifts that may prevent someone from
being able to get out of their car and around the lift. Please look at this condition and see if
there is a way to resolve.
Number: 96 Created: 8/31/2005
[8/31/05] Clearly identify water and sewer lines on the landscape plan.
Number: 97 Created: 8/31/2005
[8/31/05] The shadow analysis images will not scan. Please use a different, sharper
graphic and add a graphic scale for measuring.
Number: 98 Created: 8/31/2005
[8/31/05] The elevations still appear to be over 56'. Please ensure that the building is under
56' or you will need to go before the Planning and Zoning Board as a Type II project.
