MAGNOLIA ST., URBAN LIVING LOFTS - PDP - 24-05 - SUBMITTAL DOCUMENTS - ROUND 1 - CORRESPONDENCE-CONCEPTUAL REVIEW• Re -striping of the parking lot has been changed so cars are not backing into other cars. • The water main in Magnolia is not sufficient to carry the required water capacity and therefore a new 6" line will need to be installed to the property from an existing 6" main in the Mason Street Corridor. This will require an access easement from the 1" National Bank parking lot. Provided is the letter of intent to grant an access easement through the property line. • Storm water has stated we will need to flood proof the existing basement of the existing building. The architectural drawings will show the height requirements and flood proofing requirements when submitted. • The sidewalk on Magnolia will be increased to 4'/2 feet wide. • Bike racks will be provided. • Elevations for Advance Planning are attached. We appreciate your prompt attention to our proposed project. The project in reference is Urban Living Lofts at Magnolia Street. Your notes dates April 6, 2005 are in regards to the conceptual review meeting dated March 21, 2005. In response, we have reviewed the notes and had many meetings and conversations with various individuals obtaining information to the property and the proposed development on the property. Over the past few months we have met with many City of Fort Collins officials including the building department, planning and zoning, storm water, light and power, water, historical, and Poudre Fire Authority. We have also met with adjacent neighbors of the property, tenants of the property, developers of similar projects in the area, bankers, realtors, architects, engineers, and the Downtown Development Authority. Fortunately, we have had a great response from each of these individuals and have used any criticism in a constructive manner to provide the City of Fort Collins with a development that will compliment the downtown area. We have completed and either is included in the application for development or are currently being modified and prepared for the final submittal packet. The following is a response to the conceptual review notes. • The traffic study is completed and included. • The ownership of the current right-of-way of the former alley is currently owned by Urban Living Concepts, LLC and maintained by the adjacent neighbor, Mr. Edwards.
