SUITE 201 FORT COLLINS, CO 80521 Staff has reviewed your submittal for FOX MEADOWS BUSINESS PARK, TRACT B, TIMBERLINE PLAZA PDP, and we offer the following comments: ISSUES: Department: Engineering Issue Contact: Marc Virata Topic: General Number: 46 Created: 5/10/2006 [7/19/06] Carried over for reference. With the proposed emergency access easement, please provide a legal description for review in advance of any signed easement. [5/10/06] If additional easements are required for dedication to the City (utility, drainage, etc.) a Transportation Development Review Fee will be required. Topic: Utility plans Number: 50 Created: 7/19/2006 [7/19/06] The street patching limits are shown in solid black, please use hatching to show information beneath. Number: 51 Created: 7/19/2006 [7/19/06] With the removal of the curb and gutter and sidewalk made necessary by the utility connections, please add a note that the sidewalk and curb and gutter removal limits shall be to the nearest joint. Department: PFA Issue Contact: Carle Dann Topic: Fire Number: 38 Created: 5/8/2006 [7/19/06] EMERGENCY ACCESS: The Emergency Access Easement shown on the site plan dated 6-21-06 is not correct. Contact Carle Dann for specific information. [5/8/06] EMERGENCY ACCESS: An Emergency Access Easement is required to be designated on the plat. This was specified in Comment #32 on 11-07-2005 from Michael Chavez of PFA. I am forwarding to Ted Shepard a drawing that shows what must be designated the EAE. Also, all specifications in Mike Chavez's comment still pertain. Department: Stormwater-Water-Wastewater Issue Contact: Basil Hamdan Topic: Easements Number: 4 Created: 9/13/2005 [7/21 /06] [9/13/05] Since Tract B is already platted, the detention area in the existing facility as well as in the parking lot will need to be dedicated by separate document. If the easement for part of the detention pond already exists, then please provide a copy of the easement and a reception number. In that case, only the proposed detention area that falls outside of the existing easement will then need to be dedicated as a drainage easement. Page 1
