Department: Stormwater-Water-Wastewater Issue Contact: Basil Harridan Topic: Stormwater- Easements Number: 41 Created: 5/9/2006 [5/9/06] The plan shows a 20-foot utility easement paralleling the Sunstone channel to the south and a 20-foot easement along the east side of the property. Please indicate whether these are existing or proposed. If proposed, please provide easements by separate document. Topic: Stormwater- Grading along Sunstone Channel Number: 43 Created: 5/9/2006 [5/9/06] The plan calls for some grading along the sunstone channel, will the existing trees and vegetation be affected, if yes, check with City Forester. Please add a note stating that no grading shall occur on City property to the South. Also, please add a "Limits of Disturbance" delineation. Topic: Stormwater- Timberline frontage private drainage line Number: 40 Created: 5/9/2006 [5/9/06] The plan calls for a private pipe carrying drainage between Timberline Road and the building to be in a public utility easement along Timberline. This will need to be approved by the utilities that are normally located within that easement. The distance between the storm line and the electric line seems to be only 5 feet. Please check with Light and Power to see if that is acceptable. Topic: Water/Wastewater Number: 42 Created: 5/9/2006 [5/9106] At final please provide a detail for traffic bearing cleanouts. Number: 46 Created: 5/10/2006 [5/10/06] If additional easements are required for dedication to the City (utility, drainage, etc.) a Transportation Development Review Fee will be required. Topic: Utility plans Number: 44 Created: 5/10/2006 [5/10/06] The storm drain line in the utility easement along Timberline Road will need to not have the roof drain lines tied into it in order to be allowed to remain in the utility easement. With the roof drains not tying into the pipe, Engineering will not object to the placement of the pipe, provided that the utility providers do not object as commented by Stormwater on ID 40. Number: 47 Created: 5/10/2006 [5/10/06] Add the following note to the plan set: Damaged curb, gutter and sidewalk existing prior to construction, as well as streets, sidewalks, curbs and gutters, destroyed, damaged or removed due to construction of this project, shall be replaced or restored in like kind at the Developer's expense prior to the acceptance of completed improvements and/or prior to the issuance of the first Certificate of Occupancy. The limits of the repairs will be identified in the field by the City Engineering Inspector prior to and over the course of the project and will not be shown on the plans. Department: PFA Issue Contact: Carle Dann Topic: Fire Number: 38 Created: 5/8/2006 [5/8/06] EMERGENCY ACCESS: An Emergency Access Easement is required to be designated on the plat. This was specified in Comment #32 on 11-07-2005 from Michael Chavez of PFA. I am forwarding to Ted Shepard a drawing that shows what must be designated the Emergency Access Easement.
