Zoning Issue Contact: Jenny Nuckols Topic: Zoning Number.1 Created:91912005 [919105] Note - one of the handicap spaces needs to be van accessible and an overall width of 16ft wide and signed as 'Van Accessible" A van accessible stall has been added and is signed and dimensioned. Number.2 Created.91912005 [919105] Please note typical parking stall dimensions, back up distance, aisle widths. Dimensions have been added to the stall width, drive isles, sidewalks and landscape islands. Comments from Current Planning: 1. Staff is concerned since the source for electrical power is at the immediate corner of Timberline and Bighorn, that the electrical transformer and electrical meters will be placed in such a way so as to be highly visible to the public. If these appurtenances are to be placed in this location, then extra screening measures are requires. Please consider the use of a solid decorative enclosure for the screen wall and dense landscaping for the meters that will achieve screening at the time of maturity. Sufficient landscaping should screen the gas meters as well. The electrical transformer has been placed on the south and east side of the building to the interior of the site. It will not be highly visible from Timberline Road. Refer to site plan. 2. Please provide a shrub bed at the immediate corner of Timberline and Bighorn along the sidewalk to prevent corner cutting. Turf in this small isolated area will be difficult to maintain. Turf has been removed and replaced with a shrub bed. 40 hour extended detention for any area draining through this detention pond. The volume of additional detention needed to accommodate this minimal requirement can be calculated as being part of the existing water quantity detention, so that this requirement does not become too burdensome on this property. Water quality for all areas draining to the pond as well as detention to the appropriate rainfall are now provided with the proposed excavation in the pond. Topic: Easements Number.4 Created.911312005 [9113105] Since Tract B is already platted, the detention area in the existing facility as well as in the parking lot will need to be dedicated by separate document. If the easement for part of the detention pond already exists, then please provide a copy of the easement and a reception number. In that case, only the proposed detention area that falls outside of the existing easement will then need to be dedicated as a drainage easement. See engineering comment 21 — there should be a copy of this easement in the Fox Meadows file — if there is not, contact North Star Design, Inc. Topic: Grading Number. 15 Created. 9/15/2005 [9115105] The plan shows grading onto the sunstone channel to the south. If any grading occurs within that Tract, approval from the owner of the tract would be required and a note should be added to indicate that disturbed area will be restored to equal or better condition.
